Job Title: Multifamily SuperintendentJob Description

The Multifamily Superintendent provides leadership and management for all construction site-related activities. This role emphasizes site safety program administration, quality assurance, and scheduling. The Superintendent will be the primary point of contact for construction site operations.

Responsibilities

  • Administer the site safety plan, ensuring safe working conditions and addressing identified hazards.

  • Create, publish, and manage the 4-week production level schedule, ensuring compliance with project goals.

  • Understand and enforce prime contract scope, plans, specifications, and bid documents.

  • Identify deviations or conflicts in construction documents and communicate them through the resolution process.

  • Support and facilitate quality assurance goals, policies, and procedures, ensuring construction quality.

  • Manage site-specific safety plans and communicate with staff and subcontractors.

  • Verify that all subcontractor requirements are met before they begin work on-site.

  • Coordinate and oversee the work of subcontractors and suppliers, ensuring compliance with schedules and budgets.

  • Evaluate, maintain, and communicate all design team-issued documents.

  • Assist in drafting punch lists and delivery acceptance procedures, ensuring timely and quality presentations.

  • Seek opportunities for professional development and further training.

  • Manage Assistant Superintendents, if applicable, and evaluate subcontractor performance.

  • Attend and participate in project pre-construction meetings, owner, architect, and contractor meetings.

  • Create and communicate daily reports and critical documents.

  • Ensure project documents are created and stored in compliance with document management protocols.

Essential Skills

  • 2+ years of experience as a Construction Superintendent.

  • At least 2 years of experience building apartment complexes or multi-family/multi-tenant projects.

  • Ability to create look-ahead schedules updated weekly.

  • Reliable vehicle for traveling to job sites.

Additional Skills & Qualifications

  • Experience with Procore and MS Project is a plus.

  • Ability to coordinate and manage New Mexico subcontractors.

Work Environment

The work environment includes an on-site office trailer. The Superintendent will work closely with project staff, subcontractors, and suppliers. The role requires frequent site visits and ensuring compliance with safety standards and cleanliness of operations.

Pay and Benefits

The pay range for this position is $43.00 - $62.00
