MISSION / SUMMARY:

Corporate industrial real estate and network design expert to source & manage all corporate real estate to include owned, leased and warehouse operating agreements that meet all network delivery objectives. Manage strategic alignment with all GPI business units to right size all warehouse operations to meet current and future storage requirements.

JOB FUNCTIONS: Job functions include but are not limited to the following.

• Manage facility/land leases and 3PL operating agreements (currently 120 sites; 7 million sq. feet; $80MM annual spend)

• Lead regular business reviews with key supply chain partners.

• Complete all phases of lease negotiations from agreement on rates to T&Cs. Work directly with internal counsel, accounting, finance, and management to drive lease execution Ensure GPI is in compliance with all facility leases working directly with landlords

• Provide operational support when needed between plant, customer, and outside warehouse locations

• Source warehouse operators negotiating rates and work directly with the impacted GPI facilities to ensure all facility requirements are met

• Optimize the entire warehouse network and storage footprint. The role is a stakeholder to the logistics and geographic strategy. This role has the primary sourcing vote for site & operator selection.

• Build the DC network infrastructure to drive mode conversion, reduce total landed cost, hedge against freight inflation, and improve capacity constraint while servicing the end customer

• Drive resolution on outstanding warehouse operator claims

• Establish & report on agreed performance metrics to characterize proactive opportunities for improvement and the overall efficiency, effectiveness and economic condition of the warehouse network.

• Identify overflow space and oversee the build of product during Mill shut downs and emergency business transitions

• Prepare & present executive-level briefings with recommendations and supporting analysis.

• Insure seamless onboarding of new service providers to the network.

• Periodically create internal versus external benchmark analysis to compare cost and market services. Maintain data in living document for BU reporting and utilize for critical decision making.

• Provide warehouse pricing to the various business units and sales force to ensure that such costs are captured in the marketing and execution of new business.

• Collaborate with GPI IT to automate business unit reporting within SAP and/or Qlikview to speed access to critical warehouse metrics to drive data base inventory and warehouse decisions.

• Collaborate with Supply Chain Finance to forecast warehousing cost and to develop annual financial forecast for both warehousing cost and/or capital requirements.

• Responsible for leading and developing warehouse Strategic Procurement Initiative (SPI) cost reduction projects, development of project charters, monthly reporting of savings, and savings outlook on forward months using SPI Center internal systems.

• Periodically review equipment and technology of current warehouse suppliers.

• Lead and develop real estate/warehouse senior analyst direct reports

• 5% domestic travel expected.

BACKGROUND / EXPERIENCE:

• Minimum of 10 years real estate experience in industrial real estate transaction management, corporate real estate, warehouse network optimization, logistics, supply chain management or related fields.

• Demonstrated leadership in regional distribution center development and implementation

• Formal Lean/Six Sigma certification experience preferred

EDUCATION / KNOWLEDGE:

• Bachelor's Degree required – finance/real estate preferred

• Real Estate salesperson license and MCR/CCIM designations are a plus

• Strong systems aptitude and proficient in Microsoft Office applications, with emphasis on Excel, Outlook, and Word

SPECIFIC SKILLS:

• Ability to read and understand commercial real estate transaction documents, leases, purchase & sale agreements, sublease agreements, SNDAs, estoppels, assignment agreements, etc.

• Ability to critically analyze and prepare reports, statements, and projections.

• Ability to define problems, to collect data, to establish facts, and draw valid conclusions.

• Superior verbal and written communication skills.

• Work involves confidential and sensitive information. Discretion is essential.

• Strong analytical and organizational skills, detail orientation, and interpersonal skills.

• Demonstrated ability to implement creative solutions while working under pressure.

• Ability to collaborate and communicate with all levels of employees and management.

• Ability to use technology to solve business problems.

Pay Range: $124,005.00 - $154,980.00
