Job Description Summary

This position is responsible for the implementation of both short- and long-term real estate funded projects in Metro Atlanta. They will report to the Design & Construction Associate Director for the region. Project lists have been developed for 2 Metro Atlanta Campuses and are anticipated to occur in 2025 - 2026. This position will work closely with the Portfolio Transactions team, the Workplace Planning team, individual Business Units, and Client contracted vendors.

Job Summary:

This position is responsible for the implementation of both short- and long-term real estate funded projects in Metro Atlanta. They will report to the Design & Construction Associate Director for the region. Project lists have been developed for 2 Metro Atlanta Campuses and are anticipated to occur in 2025 - 2026. This position will work closely with the Portfolio Transactions team, the Workplace Planning team, individual Business Units, and Client contracted vendors.

Responsibilities:

Determine & confirm scope for each project. This will include developing a high-level plan that identifies steps required to compete a multi-phase project. Develop and confirm the project framework including the scope, time & budget guidelines/constraints as applicable. Develop project schedule and provide up regular updates. Develop project budget and update regularly. Support the technology project creation with the Portfolio Transaction & Workplace Planning team for real estate funded projects (as applicable). Participate in reoccurring technology project calls through the duration of each project. Gather project requirements at the beginning of a project (from real estate teams). Provide information and direction to the design team through the schematic and design development phases. Coordinate/gather real estate design approval as applicable (architecture/furniture/finishes). Assist with value engineering efforts as needed to meet budget requirements. Coordinate & lead reoccurring meetings with Client and vendors to gather project updates/mitigate potential issues (issue agendas and meeting minutes). In the construction document phase, review and gather approval on any design or planning modifications from Workplace Planning team. Participate in the construction document review meeting and provide input/direction as needed. Active participation on all projects through completion.

Required Skills:

Ability to read, write, speak, and understand English. Advanced knowledge of real estate planning, strategic objectives, budgets, and schedules. Understanding of current construction costs. Advanced ability to develop strong, positive working relationships across multiple teams. Advanced ability to communicate with senior levels of management. Strong ability to facilitate resolution to conflict. Ability to visualize and communicate complex data in a clear and concise manner. Strong skills in MS Office programs, especially Excel and Project. Ability to develop multi-phased project schedules. Strong attention to detail and a high level of accuracy. Strong team building skills. Strong problem-solving skills. Ability to organize, prioritize, and manage multiple initiatives/projects simultaneously and independently. (Typical project load ranges from 10-20 projects of varying size and complexity). Ability to show judgement and initiative to accomplish job duties. Ability to develop, organize, and implement project plans as well as monitoring and reporting on progress. Proven ability to perform in a fast-paced environment.

Education:

Bachelor’s degree in construction science, real estate, architecture, design, or related field or at least 10 year of corporate real estate experience.

Related Work Experience:

Real estate or construction project management or related field 8-10+ years.

Office Presence and Travel Expectations:

This position is required to work in a client office at least 3 days per week.
