Director of Hard Services Engineering Operations

The Director is responsible for providing leadership and expertise in programmatic management of all aspects of hard services engineering operations, including client service, employee management and development, financials, operations, and oversight. They will interpret, communicate, and establish hard services operations/engineering services and strategies for supporting the account. Additionally, they will ensure that the JLL account team delivers licensed/qualified, trained engineering operations and maintenance support in areas such as electrical, mechanical, HVAC, RCM, PdM, MRO CMMS, Automation, and fire life safety. The Director will also maintain up-to-date engineering documentation and addendums in compliance with client and regulatory requirements. Furthermore, they will ensure the integration of all services and their delivery within agreed service levels. Their role includes quality control oversight of processes and field execution, as well as promoting and fostering relationships while serving as the key liaison for hard services operations/engineering services with the client. The Director will own the client operations/engineering relationships for the portfolio, implementation of services, and financial success in accordance with the client's policies, procedures, and standards. Lastly, they will ensure that all resources, including human and financial, are managed within JLL's policies and procedures.

Responsibilities: Manage all client hard services operations/engineering services activities, ensuring total contract compliance, meeting performance specifications, and achieving cost savings and customer service goals. Implement hard services sub-function programs consistently across the portfolio for different facility types. Achieve fixed, variable, and incentive compensation tied to programmatic SLAs and KPIs. Review regional metrics and compare them against account-wide metrics to ensure effective portfolio management. Measure, monitor, and report cost savings and value-add contributions of the team, focusing on initiatives such as RCM, PdM, energy savings, and MRO. Provide input and support for strategic planning initiatives and identify portfolio and cost-saving opportunities. Participate in the account leadership planning team to develop portfolio strategies. Oversee timely and accurate implementation of strategic plans. Represent the account at the portfolio level and develop regional client relationships. Assist clients in understanding corporate initiatives and communicate approved service levels within the portfolio. Collaborate with COE and Operation leadership to address RCA and CAPAs related to hard service equipment failures. Ensure accuracy and timely updates to all systems support tools. Support process owners and platform leaders in implementing training, education, and expectations for adherence to processes and procedures. Manage expenses by optimizing PM frequencies while maintaining uptime and minimizing risks. Communicate effectively with team and customer contacts across regions during critical emergencies. Ensure completion of annual audits and appropriate documentation records. Provide tactical operational engineering support in electrical, mechanical, HVAC, process, automation, fire life safety, and other related disciplines. Ensure compliance with applicable laws, company policies, and safety guidelines. Inspect assigned systems for documentation and operating parameters. Establish performance matrices for assigned systems and equipment. Assist in preparing maintenance schedules and coordinate with external power companies. Identify critical parts and manage working stock inventory. Develop and implement solutions to technical problems. Review and oversee high voltage switching procedures.
