Amazon Manager, Retail Construction, Amazon Worldwide Grocery in Austin, Texas

Description

You will be part of a team that is developing best in class grocery stores for Amazon Fresh and Whole Foods Market, shaping the future of retail spaces! This role provides strategic leadership and oversight to the Construction Project Management family supporting innovation and expansive growth.

In this pivotal role, you will:

• Drive large-scale, high-impact projects including new store builds, remodels, and special initiatives across multiple regions (600+ locations)

• Leverage your deep industry expertise to optimize project estimations, pioneering value engineering solutions that significantly reduce construction costs while maintaining our commitment to quality

• Cultivate and manage relationships with top-tier contractors

• Navigate complex lease agreements and work letters with finesse, maximizing tenant improvement allowances and landlord credits

• Lead cross-functional teams to deliver projects on time and within budget with an owner’s mindset, setting new benchmarks for efficiency and quality in the grocery construction sector

• Implement cutting-edge project management methodologies to enhance communication, streamline processes, and ensure regulatory compliance

Key job responsibilities

• Responsible for leading and managing a team of construction managers and OFI coordinators and their career development, fostering a collaborative team environment.

• Deliver best in class project quality, scheduling and cost management. Approves cost projections and critical path schedules developed by the project management team, reviews and approves all bids prior to contract award.

• Ultimately accountable for all work delivered by the team. Responsible for overall project coordination including FF&E, Construction and Commissioning.

• Create, manage, and assign overall staffing and assignment of projects across the team, ensuring project deliverables are on time and under budget

• Effectively manage and report on project schedules, capital expenditure budgets and operational expenses, ensuring timely follow through and accuracy.

• Manage projects and effectively influence, negotiate, and communicate with internal and external business partners, contractors and vendors, ensuring a high level of service and accountability.

• Responsible for oversight of General Contractor (GC) pool, as well as seeking out and qualifying new GC’s

• Participate in the design development process to ensure documents meet constructability and cost requirements, influencing cross-functional collaboration to improve speed to market and simplify means and methods.

• Oversee change order negotiations, contract compliance and RFI accountability.

• Serve as the liaison to developer/landlord reps to coordinate building envelope delivery and ensure sites requirements are met per lease agreements.

• Monitors key dates to ensure contract terms and lease requirements are successfully upheld, and critical path milestones maintained.

• Conduct site due diligence as required for acquisitions, expansions, and remodels.

• Drive and oversee the creation and continual improvement of Construction SOP’s, Master Service Agreements, Bidding procedures, GC qualifications, and other legal and process documentation.

• Manage and adhere to AIA and AFS contract documentation process.

• Ensure contractor compliance of life safety/OSHA requirements are met on all job sites to minimize risk.

Preferred Qualifications

• Experience developing/building Grocery Retail Stores.

• Have strong project management experience and facility management experience

• Experience in negotiating General Contractor contracts (master agreements / work-orders)

• Familiarity with business process documentation and improvement

• Excellent written and oral communication skills

• Ability to meet tight deadlines and prioritize workloads

• Ability to work with technical and non-technical business owners to overcome obstacles and deliver results

• MBA, Construction Management or related degree from accredited university

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $109,800/year in our lowest geographic market up to $185,000/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
