Job Summary:

We are seeking a dedicated and experienced Building controls system operator to oversee and respond to alarms generated by a Building Management System (BMS). The primary responsibility of this role is to monitor the BMS alarms for a hydronic Central Utility Plant, power systems, HVAC, UPS, and HVAC alarms for a Home Office Campus. The ideal candidate will have mechanical, BMS experience including network operations and possess excellent problem-solving skills to ensure the smooth operation of the facilities.

Responsibilities:

  • Monitor alarm systems for the Office Campus and utility plant through various monitoring software and tools.

  • Quickly respond to alarms and emergencies, troubleshooting issues to determine the root cause and taking appropriate actions.

  • Collaborate with the maintenance team to coordinate repairs and maintenance activities based on alarm notifications.

  • Perform regular inspections of equipment and systems to identify potential issues and proactively address them to prevent emergencies.

  • Maintain accurate logs of alarm incidents, actions taken, and resolutions, ensuring proper documentation for future reference and analysis.

  • Communicate effectively with internal stakeholders, including facility managers, maintenance staff, and other team members, regarding alarm status, ongoing issues, and resolution progress. Stay updated on the latest industry standards, best practices, and technological advancements related to BMS systems and alarm monitoring.

  • Assist in the implementation and optimization of the BMS system to ensure its effectiveness and reliability.

  • Provide occasional training and guidance to facility staff on BMS system usage, alarm protocols, and emergency response procedures.

Qualifications:

  • High school diploma or equivalent; additional technical certifications or relevant coursework is preferred.

  • Experience in alarm monitoring or a related field, preferably in a large-scale office campus or utility plant environment.

  • Experience in mechanical systems, building automation, or BMS system monitoring.

  • Understanding of hydronic Central Utility Plants, power systems, HVAC, and UPS systems.

  • Familiarity with BMS systems and their alarm monitoring capabilities.

  • Excellent communication skills, both verbal and written, to effectively convey information and collaborate with team members.

  • Ability to work under pressure and make quick, informed decisions during emergencies.

  • Detail-oriented with excellent organizational skills to maintain accurate records and documentation.

  • Strong problem-solving and analytical skills to identify and resolve complex issues.

  • Ability to work independently and as part of a team, demonstrating a high level of professionalism and reliability.

The hourly wage range for this position is $23.00-$45.00*

*The actual hourly rate will equal or exceed the required minimum wage applicable to the job location.

Additional compensation in the form of premiums may be paid in amounts ranging from $0.35 per hour to $3.00 per hour in specific circumstances. Premiums may be based on schedule, facility, season, or specific work performed. Multiple premiums may apply if applicable criteria are met.
