Eben Ezer Care Center Director of Environmental Services in Brush, Colorado

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and Experience: Position requires: four years of increasingly responsible facility maintenance experience, including two years of supervisory or lead responsibility. A high school education and/or Occupational College diploma relating to the following areas: welding, electrical repairs, plumbing repairs, carpentry, and equipment installation. Or a minimum of four year's experience in the following areas: general contracting, construction management, HVAC, electrical repairs, plumbing repairs, carpentry, and equipment installation in an institutional or commercial setting. Must be familiar with and able to use tools proficiently for the above areas.

Ability to manage time and resources effectively. Ability to communicate effectively with co-workers. Ability to manage multiple projects and work with interruptions. A thorough understanding of building systems and components. Ability to read and understand blueprints and architectural or engineering schematics. Ability to interpret, apply, explain and enforce applicable laws, codes, regulations, policies and procedures.

Salary Range $67,000.00 - $80,000.00 Salary

DAYS/HRS.: Full Time Daytime hrs.

Facilities Management

Possesses an intimate knowledge of buildings and buildings systems plus the integration of the operating components for successful functioning. Perform daily walk-through of buildings, equipment and grounds to identify items that need to be repaired, replaced or maintained in a manner that reflects the high standards set by the leadership of Eben Ezer Lutheran Care Center. Generate, manage and assign both work orders and preventative maintenance programs through an electronic work order system. Coordinate a comprehensive preventative maintenance program for equipment through the scheduling and assignment of preventative maintenance tasks to meet manufacturer recommendations and industry standards. Research, evaluate and arrange current and future contract service agreements. Train and evaluate various levels of staff on emergency, life safety, and building processes. Performs repairs or assists other maintenance staff with repairs to buildings or equipment (such as boilers, rooftop units, call bell system, plumbing, electrical, rough and finish carpentry, etc.). Move or assist with moving of furniture, office equipment, and maintenance equipment/supplies. Coordinate and or assist with moving of staff and neighbor/resident goods. Coordinate with department manager implementation and adherence to effective processes. Ensures that all life-safety and other equipment requiring inspection are inspected and meets regulatory requirements for state and federal standards. Ensures life-safety standards and supporting documentation is maintained throughout the community consistent with state and federal standards. Responsible for the emergency management program and compliance with state and federal standards, plus the coordination and testing of through roundtable and active annual exercises. Complete development and initiation of various processes, policies and procedures related to life safety, emergency preparedness and building operations. Assist with grounds maintenance and repairs if needed, i.e. snow & ice removal. Install or assist with installation of new equipment or appliances and maintain an organized file for this equipment for reference. Maintains equipment and supplies as needed for environmental services departments. Maintain maintenance shop, storage areas and office in a safe, orderly fashion. Provides sound fiscal management, including management of monthly expenses to meet budget guidelines. Generates reports and suppor ing documentation for current and projected capital needs. Assists team members to complete assigned tasks. Maintains phone system including new service and changes in service as needed. Maintains door systems including security, access and credentialing. Ability to lift at least 50 lbs frequently and up to 75 lbs occasionally by self, and lift 76 lbs and over with assistance. Must be able to push/pull up to 250 pounds regularly using a wheelchair/cart. Observes safety and precautionary procedures when performing all duties. Manages and oversees construction projects occurring on the campus including but not limited to design, bidding and coordination assistance between campus needs and architects, engineers, or contractors. Transportation Department

Manages and oversees the Transportation department's procedures and processes. Identify ways to ensure efficiency of department resources. Serve as backup driver when needed. Administrative/Miscellaneous Duties

Attend required meetings. Serve on and/or lead the Eben Ezer emergency preparedness, safety and quality improvement committees, and director's meetings. Participation in local and regional preparedness organizations and coalitions. Oversee and participate in the development and administration of the Environmental Services annual budget; direct the forecast of funds needed
