Job Description

The Central Plant Engineer is responsible for assisting the Operations Manager or Manager on Duty with the implementation of safety plans, operating standards and guidelines, troubleshooting, repairs, and performing preventative maintenance required to maintain the physical assets of the property. Assist the Operations Manager in coordinating and interacting with outside vendors to assure the Central Plant is operating as designed and that the maintenance contract terms and conditions are met. Assist the Operations Manager with the maintenance of the shopping center HVAC. Ensure that all mechanical, electrical, plumbing, sprinkler, and fire alarm equipment is properly maintained to achieve high-quality performance and economical, safe operation. Assist in the daily routine operations of the building, grounds and equipment. May assist with budget preparation for operating costs as well as coordinating construction scope of work for landlord/tenant build-outs.

Responsibilities

  • Install, troubleshoot, repair, and maintain various building systems

  • Operate a variety of equipment to perform preventative maintenance, minor repairs and maintain cleanliness of property

  • Perform a variety of maintenance/minor repair activities on the interior/exterior areas of the property including, but not limited to, painting, drywall, parking lots, sidewalks, plumbing repairs, clears drain stoppages, lighting, flooring, and roof

  • Assist with maintaining appropriate inventory systems, records, files, material safety data sheets, supplies, equipment, and tools

  • Repair, modify, move retail merchandising units as needed

  • Assist in the setup of events and install/take-down mall decor

  • Perform interior/exterior custodial duties as needed which may include sweeping, vacuuming, steam cleaning, gathering trash, empty trash receptacles; operate compactor; and landscaping

  • Assist with snow removal by vehicle and/or by hand (if applicable)

  • Embody and support Brookfield Properties’ Safety, Health, and Environment Policy. Perform the job in accordance with all applicable standards, policies and regulatory guidelines (including OSHA standards) to promote a safe working environment.

  • Engage in training and continuing education to develop the knowledge, skills, and competencies required to work safely

  • Assist with emergency planning and response in coordination with management team

  • Some shift work, evenings, weekends, and emergency response is required

  • Provide assistance and interact with the public and tenants as needed

  • Assist with establishing an effective program for maintaining the central plant and related equipment including:

  • Preventative maintenance programs

  • Evaluating all major systems to ensure continuous maximum efficiency

  • Assisting in establishing emergency procedures for fire, threats, power failure

  • Maintaining and checking operating and maintenance logs daily for all equipment and systems.

  • Reporting all equipment malfunctions to management.

  • Establish and maintain an effective program for compliance with applicable Life Safety codes.

  • Inspect and evaluate the physical plant, all public areas of the center, tenant spaces and windows. Maintain a safe, clean working environment.

  • Work with management on special projects as assigned, such as budgeted major expenses, capital items and unplanned emergency projects

  • Supervise the maintenance of mechanical/HVAC equipment. Assist the Operations Manager and General Manager in determining the need for (and budgeting of) replacement equipment.

  • Develop and maintain an inventory of belts, filters, fluids and other necessities.

  • Maintain chemical treatment of heating and cooling water.

  • Push and/or pull heavy loads on a pallet jack.

  • Use computer for EMS monitoring and scheduling, CMMS scheduling and tracking of maintenance activities, email communication, Outlook calendar, internet search and purchasing, and various systems (i.e. training, timekeeping, purchasing card transaction approval, etc.)

  • Install, troubleshoot, repair, and maintain various building systems.

  • Operate hi-lifts, trash compactors, freight lift, and trucks.

  • Perform general maintenance and repairs, as assigned throughout the property (including doors and closures, light welding, sign repair, plumbing, HVAC, minor electrical work, cleaning, etc.)

  • Perform troubleshooting and repair of air handling and rooftop units, exhaust fans and various space heaters as may be needed.

  • Repair, modify, and move retail merchandising units (RMUs).

  • Have a working knowledge of the Energy management computer system (EMS) and Pneumatic temperature controls.

  • Must be available for evening and weekend emergency repairs. On – Call emergency response as needed, or shift work as assigned

  • Other duties as assigned

Qualifications

  • High School Diploma or GED required

  • 2-year Tech School Graduate or trade certificate preferred

  • OSHA General Industries 10-Hour course preferred

  • Minimum 2-3 years building maintenance experience

  • Minimum of 5 years of experience in HVAC and facilities maintenance, repair, and management, or related experience.

  • Knowledge and proper use of general shop tools and power equipment associated with HVAC maintenance

  • Computer proficiency in Energy Management Systems, CMMS and email

  • Excellent troubleshooting and problem-solving abilities

  • Self-starter with ability to work independently

  • Good communication skills

  • Ability to read and interpret documents, plans and schematic drawings and comprehend instructions. Ability to effectively present information to departmental management, employees, tenants, and outside contacts

  • Sufficient with Microsoft Outlook

  • Valid Driver's License required

  • Bilingual welcomed
