Robert Half Property Accountant in Charlotte, North Carolina

Description We are offering a contract to hire employment opportunity for a Property Accountant in Charlotte, North Carolina. The role will require the successful candidate to manage financial aspects of our property portfolio, including the preparation and analysis of financial reports, budgeting, and forecasting, as well as handling accounts payable and receivable.

Responsibilities:

• Prepare and analyze financial statements for individual properties or portfolios, including income statements, balance sheets, and cash flow statements.

• Develop annual operating budgets for properties, forecasting revenue and expenses based on historical data and market trends.

• Process invoices, rent payments, and other financial transactions related to property operations.

• Monitor accounts receivable and follow up on overdue payments.

• Maintain accurate lease records, including rent rolls, lease agreements, and tenant information.

• Calculate and bill tenants for rent, operating expenses, and common area maintenance (CAM) charges.

• Coordinate property tax payments and insurance coverage, ensuring compliance with local regulations and lease agreements.

• Reconcile common area maintenance charges with tenants, ensuring accuracy and transparency in billing.

• Conduct variance analysis to compare actual performance against budgeted amounts and identify areas for improvement or cost savings.

• Ensure compliance with accounting standards, tax regulations, and industry-specific requirements. Prepare and file regulatory reports as necessary.

• Work with vendors and contractors to negotiate contracts, monitor service levels, and process payments for property-related services.

• Assist asset managers or property managers in evaluating property performance, analyzing investment opportunities, and making strategic decisions to maximize returns.

• Proficiency in using accounting software systems such as QuickBooks and Microsoft Excel to perform accounting functions, manage accounts payable and receivable, and handle budget processes and cash activity. Requirements • Proficiency in Accounting Software Systems

• Advanced skills in Microsoft Excel

• Demonstrated experience in managing Accounting Functions

• Ability to manage Accounts Payable (AP) and Accounts Receivable (AR)

• Experience in Budget Processes

• Proficiency in handling Cash Activity

• Proficiency in QuickBooks

• Experience with Budgeting

• Familiarity with Budgeting - Forecasting

• Specific experience in Property Accounting
