POSITION SUMMARY

Under general supervision, inspects and monitors the operation, repair, and maintenance of building mechanical equipment and heating and air conditioning components. Performs basic maintenance work when applicable. Work requires the ability to operate equipment according to manuals, directions, specifications or warning signals, and to read and interpret performance charts and control panels.

Qualifications

PRIMARY RESPONSIBILITIES

1 Monitors and adjusts all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings.

2 Performs minor adjustments or repairs necessary to ensure efficient performance.

3 Operates and inspects the shops central air compressors.

4 Develops and maintains effective building specific maintenance programs.

5 Interprets test results to ensure proper parameters are maintained.

6 Performs basic maintenance work when applicable

7 Maintains and operates heaters, chillers, pumps, fan coil units, etc.

8 Performs a variety of general tasks relating to boiler room operations and other building mechanicals.

9 Troubleshoots, evaluates, and makes recommendations to upgrade maintenance operations and/or implement savings opportunities.

10 Inspects buildings, grounds, and equipment for unsafe or malfunctioning conditions.

11 Communicates with building tenants regarding issues and concerns.

12 Utilizes computers for various budget, work flow, and energy management processes.

13 Assesses the work of contractors, and/or other vendor work.

14 Conducts tests on systems and makes the appropriate changes

15 Maintains and inspects all life safety components.

16 Performs related duties as assigned.

SUPERVISORY RESPONSIBILITIES

Reporting to this position are the following jobs:

  • EDUCATION/EXPERIENCE REQUIREMENTS

  • Must possess a high school diploma or GED equivalent.

  • Must possess a minimum of five (5) years of verifiable work experience in building engineering and maintenance with supervisory experience, or a combination of education and experience relating to this position.

  • Must be licensed as a Stationary Engineer by the City of Chicago.

  • Must possess an EPA-CFC Universal License.

  • Must have a valid State of Illinois driver’s license.

PHYSICAL REQUIREMENTS

  • Lifts and carries material weighing up to 50 pounds.

  • Must pass a physical examination and perform the physical activities associated with this position.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Detailed knowledge in boiler chemical treatment.

  • Detailed knowledge of HVAC, electrical, and building automation systems.

  • Detailed knowledge of the use and care of tools and equipment used in facility and grounds maintenance.

  • Detailed knowledge of all applicable codes, regulations, governmental agency and Authority directives as related to building operations and safe work habits.

  • Detailed knowledge of occupational hazards and environmental safety precautions applicable to building equipment repairs and chemical usage and recycling.

  • Strong skill in reading manufacturer’s repair manuals and product specifications.

  • Strong skill in using work order/asset management and other computer systems.

  • Good customer service skills.

  • Good oral and written communication skills.

  • Ability to operate Windows based software.

WORKING CONDITIONS

  • Typical industrial environment including exposure to noise and heat generated by equipment.

  • On call 24 hours a day, 7 days a week.

  • May be required to work extended periods of time without relief when responding to priority/emergency situations.

EQUIPMENT, TOOLS, AND MATERIALS UTILIZED

  • Hand tools, pipe wrenches.

  • Personal computer and related software.
