The Division of Facilities Management - Northern Division

The Division of Facilities Management is a customer-driven support organization responsible for providing facilities management services to all CDHS agencies and offices. These services include the maintenance of building and grounds, custodial, capital construction (budgeting and contract management), utilities management, vehicle fleet management, building space leasing allocation, and facilities planning services. This is accomplished through a centralized statewide team that is divided into three districts and a central office. By combining our expert professional extensive facilities knowledge and strong commitment to reliable, responsive service, we enable our clients to achieve consistently high performance facilities, and long-term value. Our goal is to be an organization that meets customer expectations 100% of the time. The facilities managed by the Division of Facilities Management (DFM) include 1,400 acres of land and 349 buildings comprising 3.8 million square feet.

Facilities served: Colorado Mental Health Hospital at Fort Logan (CMHHFL), Department of Human Services (DHS) (1575 Sherman St.), Wheat Ridge Regional Center (WRRC to include the group homes)and Division of Youth Services (DYS) facilities (Prairie Vista, Gilliam, Lookout Mountain Campus, Marvin W. Foote, Mount View Campus and Platte Valley.) Provides as needed support to the Veterans Community Living Centers located in the district. Total facilities are approximately 1.9 million sq. ft. at multiple sites within the Northern Region.

Description of Job

This position provides care of lawns, shrubs, flowers, and trees within the guidelines of all regulatory state and federal requirements and provides assistance to other area departments, i.e., demolition crew, underground services such as steam lines, electric lines, water and sewer lines by digging, shoring, insulating, backfilling and compacting.

This position exists to serve as a grounds department lead worker to plan, lead and perform grounds maintenance to all of the northern district CDHS grounds areas. This position will also utilize grounds and landscape equipment, perform snow removal and perform other work as necessary. This position exists to respond, troubleshoot and correct building issues during normal working hours and during any emergent situation 7/24/365. This position serves as Lead Worker.

Primary Job Duties Include:

Grounds and maintenance work:

  • Performs grounds maintenance work, including but not limited to, snow removal, mowing, trimming, landscaping, irrigation start up and repair, etc.

  • Provides assistance in emergency and non-emergency situations.

  • Responds to after hours call back for any of the facilities.

  • Sprinkler system troubleshooting and repair to a variety of different types of sprinkler heads, piping, time clocks and control valves.

  • Sprinkler system start up, adjustment and winter shutdown requirements.

  • Digging in the soil to repair systems as required.

  • Replacing and repairing backflow preventers as required ensuring proper operation.

  • Tuning systems to optimize the performance for the area affected.

  • The ability wire control valves, time clocks and other sprinkler system related components as required.

  • Spraying weeds as required.

    Lead Worker

  • Leads and is partially accountable for the Grounds & Nursery I positions in the Northern District.

  • Supports and provides guidance to the Grounds & Nursery I positions.

  • Supports and assists in training new staff.

  • Contributes to the development of the team and Grounds & Nursery I positions.

  • This position may assign tasks, monitor progress and workflow, check the product, schedule work, and establish work standards.

  • The work lead provides input into supervisory decisions made at higher levels.

    Grounds Equipment

  • Responsible for grounds maintenance using a variety of equipment as applicable to this assignment.

  • Other duties as assigned.

  • Time entry with Kronos, credit card purchases, reports, special requests from clients and other agencies, road repairs, pest control, special projects, record keeping of daily activities and concerns that present themselves along with many other organizational requests that present themselves to this department.

    This is a full-time, in-person, essential position. Shift work is required. Must be available to answer after hour calls and respond to in person call backs to perform essential and/or emergency services of the agency

    Essential Positions. Positions that perform essential law enforcement, highway maintenance, and other support services directly necessary for the health, safety, and welfare of patients, residents, and inmates of state institutions or state facilities. Employees in essential positions can be only FLSA non exempt and can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption.

    Call Back applies when an eligible employee is required to report to work before the start or after the end of a scheduled shift. If there is no release from work between the call back hours and regular shift, it is considered a continuation of the shift and call back does not apply. When call back applies, a minimum of two (2) hours of the employee’s regular base pay is guaranteed. Eligible employees are those who are eligible for overtime, and any call back time is counted as work time.

Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights

Minimum Qualifications:

  • Applicants must have at least two years of large-scale landscaping and grounds maintenance experience in environments such as parks, golf courses, schools, campuses, etc.

    Preferred Qualifications:

  • Experience installing and maintaining irrigation systems;

  • Experience designing and maintaining large landscaping projects;

Conditions of Employment

  • A full pre-employment criminal background check will be conducted as part of the selection process as this position is deemed to have direct contact with vulnerable persons. Felony convictions, conviction of crimes of moral turpitude, or convictions of misdemeanors related to job duties may disqualify you from being considered for this position. Should your background check reveal any charges or convictions, it is your responsibility to provide the CDHS Background Unit with an official disposition of any charges.

  • Must be willing to submit and pass a full background check.

  • Must possess and maintain a valid driver’s license.

  • Must be 21 years of age.

  • Travel – This position will be required to drive State Vehicles as part of daily work assignment from site to site equipped with tools to perform daily duties. May be required to travel to training and meetings.

  • Must be willing to receive an annual influenza vaccination or provide a document for a medical exemption or a letter for religious exemption.

  • Must successfully pass a Tuberculosis (TB) test.

  • Must be willing and able to answer after hour calls and respond in person to perform essential and/or emergency services without delay and/or without interruption.

  • Must be available for shift work. Will be required to work various hours for coverage outside of normal business hours due to inclement weather.

  • This position is an Essential Position. Positions that perform essential law enforcement, highway maintenance, and other support services directly necessary for the health, safety, and welfare of patients, residents, and inmates of state institutions or state facilities. Employees in essential positions can be only FLSA non exempt and can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption.

  • This is a Call Back position. Call Back applies when an eligible employee is required to report to work before the start or after the end of a scheduled shift. If there is no release from work between the call back hours and regular shift, it is considered a continuation of the shift and call back does not apply. When call back applies, a minimum of two (2) hours of the employee’s regular base pay is guaranteed. Eligible employees are those who are eligible for overtime, and any call back time is counted as work time

  • Use, Handling, or Exposure to hazardous materials – Explain: Proximity to moving, mechanical parts, Exposure to toxic or caustic chemicals., Exposure to electrical shock, and or working in high exposed places.

  • EXPOSURE TO WEATHER - Exposure to hot, cold, wet, humid, or windy conditions caused by the weather. Must be willing and able to work in these conditions.

  • Former State employees who were disciplinarily terminated or resigned in lieu of termination must disclose the information on the application and provide an explanation why the prior termination or resignation should not disqualify the applicant from the current position. Absent extraordinary circumstances, prior disciplinary termination or resignation in lieu of termination will disqualify the applicant from future State employment with CDHS.
