Workday/Hours: 6:30 a.m. to 3:00 p.m./M-F
This position is devoted to providing journey electrical, plumbing, HVAC, and emergency power repairs and maintenance.
Responsible for supervising the work of assigned crews working in plumbing, HVAC and electrical repair; ensuring quality and safety standards are met; and performing the most advanced work of those supervised.
Supervises support staff, to include conducting performance evaluations, coordinating training, and implementing hiring, discipline, and termination procedures.
Duties/Responsibilities
Supervises plumbing, HVAC and electrical maintenance operations and assigned staff; schedules, assigns and evaluates work, and trains staff; orders supplies and materials; conducts and facilitates meetings; monitors expenditures; and ensures quality and safety standards are met.
Coordinates and/or performs preventative and general maintenance on electrical, HVAC, plumbing, safety, utility, and related systems, equipment, and devices; oversee the resolution, diagnostics and troubleshooting of complex issues; serves as the escalation point for the most complex problems; and ensures compliance with applicable safety and operational requirements, policies, and procedures.
Supervise staff to ensure the current work order system is being utilized to its fullest potential.
May perform the most advanced work of those supervised; coordinates emergency and complex, technical tasks; recommends or implements system and equipment upgrades; and inspects and evaluates facility, system, and equipment conditions to identify violations, hazards, or maintenance needs.
Reviews and maintains technical and general documentation, including plans and drawings; prepares and maintains reports and records; maintains and oversees the maintenance of databases; and reviews work and the work of others to ensure accuracy and completeness.
Assists with coordinating projects; provides technical assistance; coordinates with vendors and other staff, City departments, and external agencies, as assigned.

HVAC
Overseeing, supervising, and training technicians, electricians, and plumbing staff in the inspection, maintenance and repair of HVAC systems.
Minimum Qualifications & Experience
High School Diploma or Equivalent (GED, HiSET, TASC).
One year of additional technical training
Six years of related trades experience.
Valid, unrestricted, North Carolina driver's license "or" if you currently have another states driver's license, must be willing and able to obtain a valid NC driver's license within 60 days of hire.
Position is critical to emergency operations and will report to work in spite of or because of an emergency or disaster event.
Additional Preferred Skills
Additional technical training (electrical, plumbing, HVAC).
Experience maintaining plumbing, HVAC and/or electrical systems.
Experience maintaining log sheets, and/or providing documentation on service delivery metrics and individual staff/crew performance.
2 plus years direct supervisory experience and demonstrated experience leading teams to achieving performance excellence.
CFC Verifications for Refrigerants.
North Carolina Limited Electrical Contracting License.
Experience in the use of current editions of NFPA 70, 70B, and 70E.
Experience working in PLC, Relay, and I/O cabinets.
Familiarity with using an Infrared thermography camera, Ultrasound probe equipment and other handheld electrical meters.
Experience working in an industrial, manufacturing, municipal or water utility setting.
Three years’ experience working with a CMMS software.
Ability to complete job-related training, including but not limited to, forklift operations, lock out/tag out, confined space, ladder safety, respirator and emergency evaluation training.
