Allied Property Management Area Manager in El Paso, Texas

Allied Property Management is looking for an experienced Area Manager for our multi-family apartment communities.     POSITION SUMMARY : The Area Manager is responsible for assisting the Regional Manager with the management of onsite operations and achieving property financial and operational objectives as defined by management. This position oversees the property managers and teams within the assigned area. Duties include ensuring all resident prospect, leasing, renewal, and revenue data is accurate. In addition, the position will be producing and/or verifying daily, weekly, and monthly activity and operating reports are correct as well as managing the maintenance of resident files. This position acts as a customer service champion to ensure resident satisfaction at all assigned properties.

    DUTIES AND RESPONSIBILITIES:

  • Oversee the interviewing, onboarding, coaching, and daily management of property managers and teams within the assigned area.

  • Assist Regional Manager to establish, implement, and monitor leasing goals and lease renewal programs to meet required occupancy.

  • Review and approve all monthly bonus spreadsheets and supporting documents for assigned properties prior to submitting to Regional Manager for payroll submission.

  • Assist Manager to perform quarterly inspections and oversee a successful turn via pre-inspections, scheduling, and vendor bidding processes.

  • Perform all Property Manager responsibilities in the absence of an assigned property manager.

  • Provide input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.

  • Coordinate, prepare and submit marketing reports as requested; including but not limited to the following: weekly traffic reports, weekly occupancy reports, captured percentages and weekly management reports.

  • Promote and teach safe work practices among on-site staff and ensure all safety programs are implemented and followed.

  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues in a positive manner.

  • Assure that leasing guidelines are followed, and lease agreements are properly completed at assigned locations

  • Ensure maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests at assigned locations.

  • Identify and address training and development needs of staff to provide an environment of learning and growth.

  • Communicate through weekly staff meetings the strategy changes for the coming week as well as short and long-term goals for effective community operation.

  • Foster an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among all team members.

  • Maintains, audits and files property records.

  • Provide back up to Property Manager at other area properties when needed.

  • Perform other job duties as requested by Manager or as needed to ensure a successful property.

  • Assist the Regional Manager to interview, select, and onboard new team members at assigned locations.

    SUPERVISORY RESPONSIBILITIES: Carries out supervisory responsibilities in accordance with the Allied Property Management policies and procedures and applicable state and federal laws. Responsibilities include recruiting, interviewing, hiring, and training employees; planning, and directing work; appraising performance; rewarding coaching and counseling employees; addressing resident complaints and concerns and resolving issues that may arise.

    EDUCATION and/or EXPERIENCE: Minimum of three years’ property management or related experience. Multi-site experience is preferred.

    LANGUAGE SKILLS: English is the primary language skill; however, bilingual (English/Spanish) skills may be required based on business necessity. Ability to effectively present information and respond to questions from residents, owners, supervisors, and the public, and other team members.

    MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, rent per square foot and other basic math. Ability to read and understand operating statements and budgets and accurately complete required business reports.

    REASONING ABILITY: Ability to effectively resolve practical problems and successfully handle a high number of priorities to keep the community running smoothly. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to work with residents in an empathetic and professional manner. Knowledge, understanding and practice of excellent customer service concepts are necessary to be successful in this position.

    CERTIFICATES, LICENSES, REGISTRATIONS:

  • Will be encouraged to earn the Accredited Residential Manager (ARM) and/or Certified Apartment Manager (CAM) designation

  • Complete the Fair Housing learning modules

  • Participate in training courses as required by Allied Property Management

    WORK ENVIRONMENT: Local travel of up to 50%. The work environment characteristics described here are representative of those an employee encounters while performing the functions of this position. While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually low to moderate.

    PHYSICAL DEMANDS : While performing the duties of this position, the team member is regularly required to be able to:

  • Sit, stand, talk, hear and use hands and fingers to operate a computer keyboard, mouse and/or other peripherals.

    OTHER QUALIFICATIONS:

  • Strong knowledge of Microsoft Office, OneSite and Knock.

  • High level of organization and ability to prioritize tasks.

  • Detail oriented, possesses excellent communication and listening skills.

  • Maintains confidentiality.

  • Flexibility with work schedule to includes after hour emergencies, working weekends and occasional overtime.

  • Strong leadership and supervisory skills.

  • Ability to successfully work independently as well as effectively collaborate as part of a team.

  • Possess superior interpersonal skills, ability to get along with diverse populations.

  • Must be able to tour the communities with clients, customers, and vendors which includes walking the property and climbing stairs.

  • Must be able to travel between assigned properties on a regular basis.

  • Know and abide by the Fair Housing Act.
