Breitbach Construction Site Utilities Superintendent in Elrosa, Minnesota

PRIMARY FUNCTION: Plan, coordinate and execute estimating and bidding functions to obtain projects for the company. Provide overall management of projects and develop business opportunities with existing and potential new clients. Provide overall on-site administrative and technical management at the construction site. Schedule, coordinate and supervise suppliers, subcontractors, and employee activity. ESTIMATING DUTIES: Assist management in determining what types of projects to bid and the strategies and techniques used to bid and obtain those projects. Review project plans and specifications and attend pre-bid meetings to determine scope of work and project requirements. Prepare takeoffs of material quantities from project plans. Prepare project estimate document/spreadsheet ensuring that all scopes of work are included in the document. Price self-performed work based on review of unit prices from prior projects. Determination of unit prices for current estimate will include an evaluation of complexity, working conditions including factors such as soil and time of year, changes in personnel and equipment available to perform the work (productivity), and any other factors specific to the current project. Maintain files to document backup for estimating amounts. Work with clerical staff to select and notify potential material and subcontract bidders. Review material and subcontract bids to determine responsive bids to be included in Breitbach's bid for the project. Prepare Breitbach's bid to be submitted to project owner. Provide initial job cost budget to accounting. After award of contract provide additional estimating for contract change orders. PROJECT MANAGEMENT DUTIES: Participate in contract negotiations with project owner and/or with subcontractors. Direct administrative staff in issuing material and subcontract agreements. Initiate and maintain liaison with client and A/E contacts to facilitate construction activities. Represent company in project meetings. Manage financial aspects of the project including material buyouts and discounts etc. Preparation of change orders and monthly payment applications. Prepare and maintain the necessary documents and correspondence with A/E and owner required for administration of the project such as RFI's, ASI's etc. Review and interpret project documents to resolve questions and disputes with or among suppliers and subcontractors. Prepare and deliver close out documents to owner. SUPERINTENDENT DUTIES: Supervise total construction effort to ensure project is constructed in accordance with design, budget, and schedule. Includes interfacing with client representatives, AE representatives, other contractors, etc. Plan, coordinate and supervise onsite functions (scheduling, engineering, material control, quality control). Supervise craft employees and/or other contractors as required. Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc. as required. Ensure all onsite personnel comply with project procedures, safety program requirements, work rules, etc. Document all violations, notify management, recommend/implement corrective actions as required. Assume responsibility for productivity of crafts, efficient use of materials & equipment, and control performance of the project. Resolve discrepancies in drawings and specifications or any other construction related issues.
