The Role

Maintenance is responsible for the repairs and maintenance of all facilities within SPM, acting as the contact for emergency situations that affect the company ability to open for business.

Job Duties/Responsibilities may include, but are not limited to:

Essential Duties:

  • Operates, Maintains and Troubleshoots more complex HVAC mechanical systems to including Chillers, split systems up to 120 tons, mini split systems, multizones, VRV heat pump/recovery, RTUS and packaged systems, WSHP, self-contained systems, CRAC units, AHUs and EFs, pumps and piping.

  • Coordinates work processes on large projects. Performs disassembly and reassembly of large or small commercial equipment to perform troubleshooting and planned maintenance. Proficiently operates hand tools, power tools, gauges and measuring equipment.

  • Completes project, preventative, and corrective maintenance as directed. Develops long-term relationships with customers.

  • Communicates and documents project status to all project stakeholders.

  • Purchases materials and issues purchase requests to leadership as needed.

  • Maintains equipment, tools, and inventory stock on service vehicle.

  • Able to work effectively with app-based software including HVAC control systems and CMMS (Computer Maintenance Management Software).

Other duties and responsibilities:

  • Safely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required

  • Performs other maintenance duties as assigned by the Facilities Supervisor

  • Comply with all applicable local, state, and federal regulations at all times

  • Understands and utilizes the CMMS within the scope of his/her job

  • Build and maintain customer and vendor relationships

  • Completes required paperwork, documents parts and material usage

  • Understands all permit systems

  • Supervise and critique work performance by subcontractors to ensure adherence to standards, schedules, and safe work practices

  • Performs immediate cleaning duties necessary to maintain clean facility

  • Transports goods or equipment as assigned

  • Dismantles and installs furniture

  • Hangs pictures and shelving, as needed

  • Coordinates and assists with departmental and employee moves

  • Provide support to production maintenance staff as required to maximize machine operation

  • Assists senior technicians with advanced repairs

  • Maintains building security and immediately responds to building emergencies on a 24-hour basis

  • Interface with personnel to resolve heating and cooling problems

  • Perform periodic and preventive maintenance, change filters, replace bulbs and ballasts, also paint equipment, floors, pipes, etc.

  • Perform minor electrical, plumbing, and mechanical maintenance

  • Ability to work effectively under pressure, and against strict time constraints

  • Operates forklifts, scissor lifts and extendable boom lifts

  • Demonstrates proper use of all shop and hand tools

  • Maintain a safe and clean work area

  • General Maintenance

Basic Qualifications:

  • Must have EPA 608 Certification, Class A HVAC Certification,

  • Minimum of 7+ years of experience HVAC Commercial Service. Advanced knowledge of service processes, techniques and codes is required.

  • Proficient in reading complex schematics and prints.

  • Able to perform as a self-managed individual and must be able to display a professional demeanor along with solid interpersonal skills with good written and oral communication capabilities.
