Minimum Qualifications:
Associate’s degree in a related field and three years of related experience. An equivalent combination of education and experience to the role may be considered for this position.
Licenses or Certifications:
Required: Technical certification or licensure in one or more building trades or 8 years of equivalent experience.
Preferred Qualifications:
Three years experience in managing staff or contractors.
Experience with drafting software, BAS software or electronic document management and utilization.
High containment laboratory knowledge and experience
Working knowledge with Building Automation Systems Desigo software
Ability to obtain DOJ Security Risk Assessment (SRA) approval within 6 months.
Certified Healthcare Constructor Certification.
Certified Healthcare Facilities Manager Certification.
Job Summary:
To oversee performance of preventive and corrective maintenance. Supervise, coordinate, and direct the activities of maintenance work crews and contractors. Takes direction from the Maintenance Customer Service Manager to assist with staff supervision, Computerized Maintenance Management System (CMMS) accuracy and audits, along with quality assurance and quality control of processes and their execution.
Job Duties:
Prepares, coordinates, and schedules necessary staff to allocate work requested by customers and work required to maintain UTMB facilities and compliance requirements. Identifies labor and resources needed. Tracks and maintains records of work performed in the CMMS.
Oversees maintenance staff and contractors to maintain quality and quantity standards. Ensure compliance with applicable codes, regulations, specifications, and all institutional & departmental policies and procedures, including best practices for safety on work sites and as they affect patients and staff.
Assists maintenance leaders with researching existing facility conditions and troubleshooting emergency or complex repairs.
Keeps current on and recommends changes to operating procedures, new equipment, and related systems.
Assists in the coordination of maintenance and construction work performed by contractors.
Audits work sites during and at the completion of the work to ensure work accuracy and completeness.
Oversees various administrative duties including ordering, receiving, and maintaining an inventory of supplies and equipment, ensuring information is accurate in the CMMS, and managing permits required for work, etc.
Manages work based on written or verbal instructions, specifications, blueprints, or wiring diagrams and assist in the development of red-line drawings as required at the completion of work.
Assist in recruiting and training maintenance technicians.
Participate in disaster/hurricane preparedness and response as E1A (Ride-out team) or E1B (Recovery team).
May occasionally act in a lead capacity (short-term basis only), to fill in for the Maintenance Customer Service Manager as warranted
Adheres to internal controls and reporting structure.
Performs related duties as required.
Knowledge/Skills/Abilities:
Competent in Microsoft Office Suite.
Organizational and time management skills.
Ability to manage multiple concurrent projects at varying work sites with varying degrees of complexity and urgency.
Excellent verbal and written communication skills
Must have strong customer service skills.
Working Environment/Equipment:
Standard hospital, clinical, laboratory, and/or office environments. Active construction work sites, craft shops, mechanical rooms, and occasional confined spaces. May be exposed to occupational hazards such as communicable diseases and harmful chemicals. Some exposure to weather and physical hazards. Use of hand and power tools used in building allied trades.
Exposure to areas under construction.
Usual working conditions found in craft shops and mechanical rooms.
Exposure to adverse weather conditions or temperature extremes.
Exposure to electrical/mechanical hazards.
Proper safety and precaution must be closely observed when operating and repairing specialized equipment and systems.
Climb ladders and fixed ladders up and down, go up and down stairways, and work on building rooftops of high elevation.
Work in confined spaces such as ceilings, under floor crawlspaces, and manholes.
Stand for hours at a time.
May be required to work extended hours or rotating shifts.
BSL3, BSL3E, and BSL4 bio-containment level laboratories.

Specific job requirements or physical location of some positions allocated to this classification, may render this position security sensitive, and thereby subject to the provisions of Section 51.215, Texas Education Code. The successful candidate may be required to pass a Department of Justice security clearance.
Salary Range:
Commensurate with experience.
