Description

CIS Management, Inc. - Award Winning Property Management Company is presently recruiting for a Certified Occupancy Specialist in Glassboro, NJ.

Responsibilities

  • Maintain occupancy level of 97% or better; help develop tenant marketing plans for the property; keep track of tenant applications on the “wait list;” determine if applicants appear to be income and program eligible; make appointments with prospective tenants; help show available units to prospective tenants

  • Prepare leases for occupancy and make initial computation of rent and monthly payments according to authority policy

  • Calculating rents for annual and interim re-certification,

  • Maintain and control confidential files and records

  • Ensure that renting and advertising practices are not discriminatory; implement the resident selection procedure to ensure adherence to the site Affirmative Fair Housing Marketing Plan and Resident Selection Criteria, including all targeted occupancy requirements identified in the governing documents

  • Assist the Property Manager in preparation for all site REAC reviews, Management and Occupancy Reviews (MOR), Investor Site Reviews and Low Income Housing Tax Credit (LIHTC) Reviews

  • Prepare all paperwork for the On-site Property Manager for final approval prior to tenants moving in or transferring to different units

  • Update and maintain accurate resident household information; submit required company, governmental, or agency reports in a timely manner

  • Uphold all Fair Housing principles

  • Identifying households with income reporting discrepancies and making rent adjustments

  • Perform other duties as assigned

  • High School or better

Licenses & Certifications

Required

  • Certified Occupancy Spec

Experience

Required

  • Must be Certified as Tax Credit Specialist and/or HUD Certified Occupancy Specialist

  • Must have 2 years Tax Credit or Section 8 experience highly preferred

  • •Bilingual in English and Spanish a Plus

Preferred

  • Must have Strong Knowledge of HUD regulations, forms, inspection criteria and processes and the low income housing tax credit program

  • Must be a 'hands on', team player that can work cooperatively with the manager, maintenance and residents to maintain this wonderful community.

  • Must understand need to protect and adhere to resident and applicant confidentiality

  • Must have exceptional customer service skills

  • Must have experience in building and maintaining resident files in accordance with standard operating procedures

  • Ability to handle pressure due to complexity and time sensitivity

  • Experience working with EIV

  • Excellent organizational skills; attention to details, strong verbal and written communication skills

  • Computer proficiency (specifically in MS-Word, Excel, and Outlook) is a plus, as is familiarity with Yardi Voyager software

  • Basic math proficiency required

  • 2 years: Highly motivated and able to work independently
