Position Summary:

This position performs duties related to the repair, maintenance, operation, adjustment, scheduling, monitoring and/or installation and programming of HVAC, electrical, fire, and safety controls and monitoring systems. This position also acts as a back up for HVAC and electrical operation and maintenance duties. Responsible for preparing estimates and ordering supplies. This position reports to the Utility Systems and Resource Conservation Manager.

Job Responsibilities:

Assist in Operating and Maintaining Building Controls Systems = 50%

This includes hardware and software necessary to assure HVAC, electrical, fire, and safety systems are operating, monitoring, recording, and reporting status properly. Must be able to make changes to Honeywell and Tridium systems (including all components) via programming for all graphics and control sequences. Must be able to operate and make changes to equipment schedules and control set points. Must communicate and work with building occupants to maintain comfortable building conditions as scheduled and maintain UNC environmental controls standards. Requires accessing and manipulating data bases and being able to graphically assess building operation to ensure that it is functioning as desired. Monitor all system alarms and perform first level investigation on diagnosis of trouble, then alert responsible shop for repairs. Testing and performance of preventative maintenance on hardware, electronic, and pneumatic equipment to ensure it is/will function properly. Responsible for cost estimating for fire alarm changes and ordering supplies. Employee will also perform other duties as assigned by Lead or Manager. Employee subject to rotating on call duty.

Repair and/or install controls for new or existing equipment = 35%

Perform the repair of existing electronic and pneumatic controls including wiring and devices as assigned by lead tech or manager. Coordinate and perform installation of new controls for new and/or existing equipment. This includes but is not limited to wiring, pneumatic and electronic devices, communications equipment, and CPUs. Perform all necessary programming in order to ensure operation and integration into the Campus wide BAS system. Inform and train others (which may include Police Dispatch, HVAC Shop, Electrical Shop, Heating Plant, and Electrical Shop personnel) on any new controls or changes to current controls that affect operations and communications. Ensure that all work conforms to current applicable codes and UNC Standards. Prepare cost estimates and order supplies. Employee subject to rotating on call duty and call backs.

Participate in design and reconstruction of present energy consuming equipment = 5%

Participate in design process related to new and reconstruction activities on Campus including the review of drawings and concepts as related to Fire Systems.

Assist in conducting cyclical energy audit walk throughs = 5%

Assist in conducting cyclical energy audit walk throughs on all Campus buildings and energy consuming equipment to identify energy conserving methods, controls and/or equipment replacement and/or modifications. Also, to determine visually and physically if controls and methods that are put into effect areworkingasprescribed.

Attend training classes and seminars = 5%

Attend training classes and seminars to stay abreast of current and ever changing technology including all hardware, software, and programming aspects of Building Automation.

Driver's license required.

Experience Only:

Two (2) years of relevant experience in an occupation related to the work assigned to this position

OR

Education and Experience:

A combination of related education and/or relevant experience in an occupation related to the work assigned equal to two (2) years
