Job Description:

The Facility Maintenance Manager is responsible for ensuring that all aspects of facility maintenance are addressed efficiently and effectively. This includes the management of maintenance staff, overseeing the upkeep of equipment and supplies, ensuring the buildings meet health and safety standards, and managing the budget for facility maintenance.

Essential Functions:

  • Oversee and coordinate all maintenance and repair activities for the facility.

  • Develop and implement a comprehensive maintenance plan to ensure the longevity and functionality of the facility's infrastructure.

  • Manage and supervise maintenance personnel, including hiring, training, and evaluating performance.

  • Coordinate with external contractors and service providers for specialized maintenance or repair work.

  • Ensure compliance with all safety and health regulations, including OSHA standards.

  • Manage the maintenance budget, including procurement of supplies and services, and provide cost-saving initiatives where possible.

  • Conduct regular inspections of the facilities to detect and resolve problems.

  • Plan and oversee renovations and construction projects as needed.

  • Implement energy-saving measures and sustainability practices within the facility.

  • Maintain accurate records of maintenance work performed and associated costs.

  • Respond to emergency situations or other urgent issues involving the facility.

  • Requires ability to communicate with leadership regarding matters of importance to the function or business area. May conduct briefings with senior leaders.

  • Leads, directs and reviews the work of direct report(s) who exercise latitude and independence in their assignments.

  • Has hiring, firing, promotion and compensation authority within own organization, in accordance with management review and approval.

    Qualifications:

  • Bachelor’s Degree and minimum 9 years prior related experience. Graduate Degree with a minimum of 7 years of prior related experience. In lieu of a degree, minimum of 13 years of prior related experience

  • Degree background in Facility Management, Engineering, Business Administration, or related field.

  • Proven experience in facility maintenance management, Engineering or Planning.

  • Strong understanding of building systems including HVAC, electrical, and plumbing.

  • Excellent leadership and organizational skills.

  • Experience in leading teams.

  • Proficient in maintenance management software, Microsoft Office Suite and CMMS Systems.

  • Experience with workplace safety programs and industry standards.

  • Strong communication and interpersonal skills.

  • Ability to manage multiple projects and priorities.

  • Knowledge of applicable codes, laws, and regulations pertaining to facility maintenance.

    Preferred Additional Skills:

  • Certifications: Possession of relevant professional certifications such as Certified Facility Manager (CFM), Certified Maintenance & Reliability Professional (CMRP), or HVAC certification.

  • Technical Expertise: Advanced knowledge of building automation systems, energy management systems, and other smart technologies used in modern facilities.

  • Project Management Skills: Experience with project management software and methodologies, with a proven track record of successfully managing large-scale maintenance projects.

  • Financial Acumen: Ability to develop and manage budgets, perform cost-benefit analyses, and understand financial statements.

  • Sustainability Practices: Knowledge of sustainable practices, LEED certification requirements, and experience in implementing green initiatives within facility operations.

  • Risk Management: Understanding of risk management principles and experience in developing and implementing risk mitigation strategies.

  • Communication Skills: Exceptional written and verbal communication skills, including the ability to prepare and present reports to management and stakeholders.

  • Negotiation Skills: Strong negotiation skills with vendors and contractors to secure favorable terms and ensure quality service.

  • Regulatory Knowledge: Familiarity with local, state, and federal regulations affecting facility operations, including environmental, health, and safety standards.

  • Continuous Improvement: Commitment to continuous improvement and staying current with the latest industry trends and best practices in facility maintenance.

  • Leadership Development: Experience in mentoring and developing staff, fostering a positive work environment, and promoting teamwork.
