Garvey Manor Director Of MAINTENANCE in Hollidaysburg, Pennsylvania
POSITION SUMMARY
The Director of Maintenance will, under limited supervision, direct and control the operation of the Maintenance Department. Responsibilities will include; scheduling and directing the operation of work within the Department, scheduling contractors as necessary and vetting, requisitioning materials, tools and equipment or technical specifications needed to complete work, supervising and inspecting all work. Developing and executing maintenance programs, along with setting employee expectations. This position will also be responsible for all building code enforcement at the facility, providing compliance with OSHA, MSDS, Life Safety and State and Federal regulations.
ESSENTIAL JOB FUNCTIONS
- Directs, coordinates, and completes physical plant services to maintain the building and grounds of the community in working order maintaining a clean and organized environment.
- Manage administrative activities of the department to include organization, work assignments, staffing level recommendations, recruitment, discipline, and departmental compliance.
- Assures compliance of Life Safety regulations including training of team members.
- Routinely inspects the physical building and grounds ensure all equipment and facilities are in good working order.
- Develops and implements a preventative maintenance program that is effective for the main facility and Marian Heights.
- Coordinates, directs, and documents required fire drills and fire drill training on a monthly basis.
- Check maintenance book/work orders for any jobs that need to be completed.
- Schedule, perform and log all safety tests (Fire Alarm, pull cords, etc.)
- Vendor Management including negotiation, contract management and scope of work and vendor scheduling and safety compliance.
- Facility vendor coordination with internal team members as needed.
- Lead and manage internal projects, giving updates and progress reports to Administration and the interdisciplinary team on a regular basis.
- Manage and monitor department budget.
- Ensure vacant rooms are prepared and ready in a timely manner in coordination with the interdisciplinary team.
- Prepares metrics and analysis as requested for Administrator
- Serves as Committee Chair for Safety Committee and Water Management Committee, ensuring both programs are promoted properly throughout the facility.
- Coordinates with HR to maintain insurance discounts through Safety Committee for Works Compensation Insurance.
- Maintains record keeping and maintenance logs for company vehicles.
- Maintains facility key logs.
- Ensures maintenance work orders for main facility and Marian Heights are responded to in a timely manner, when necessary prioritizing but always responding to requestor within 48 hours if the request is unable to be attended to due to priority levels.
- Plan, develop, organize, implement, evaluate, and direct the Maintenance/Security Department, its programs, policies and procedures, job descriptions and activities.
- Develop and maintain written maintenance/security policies and procedures.
- Review the department's policies, procedure manuals, job descriptions, etc., at least annually for revisions and make recommendations to the Administrator.
- Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids are properly identified and recorded.
- Inspect storage rooms, work rooms, utility/janitorial closets, etc., for upkeep and supply control.
- Participate in facility surveys (inspections) made by authorized government agencies. Developing plans of correction or any deficiencies as needed.
- Continually seek standardized and more efficient methods to complete all procedures within the department, encourage all team members to continually think in this manne and participate in QAPI.
- Schedule and ensure a sufficient number of staff are on duty for each shift at all times.
- Participate in the employee lifecycle process, this includes recruiting, employee engagement, employee coaching, discipline, the evaluation process and termination.
- Make daily rounds to assure that maintenance/security personnel are performing required duties and to assure that appropriate maintenance/security procedures are being rendered to meet the needs of the facility.
- Assist the Quality Assurance Coordinator in developing and maintaining a quality assurance program for maintenance/security services.
General
- Respond to fire alarms as required (refer to Fire Safety Manual for employees' responsibilities and those that are specific to your position.
- Treat all residents fairly, with kindness, dignity and respect. Maintain confidentiality of all resident and facility information.
- Report all complaints, concerns made by the resident, allegations of abuse or neglect to direct supervisor or the RN Supervisor.
- Follow all safety procedures and precautions in the performance of your duties and when operating equipment. Report all safety violations, unsafe or hazardous conditions and any equipment issues immediately.
Review Corporate Compliance educational materials, comply with Corporate Compliance directives, and report any Corporate Compliance issues according to established procedures.
