Job Description

Job Title: National BTR Leasing Manager

Reports to: Sr. Director, BTR Operations

Primary Responsibilities:

The National BTR Leasing Manager plays a pivotal role in overseeing all aspects of Onsite BTR Leasing operations including initial lease ups, renewals, and stabilized community leasing to ensure the achievement of operational performance objectives. This position focuses on managing the workflows of On-Site BTR leasing and residential management on a national scale, emphasizing operational excellence.

Key Responsibilities:

· Operational Oversight: Supervise all components related to Onsite BTR Leasing functions including personnel, systems, process, etc. to ensure operational performance objectives are met.

· Performance Assessment: Evaluate performance on a daily, weekly, monthly, quarterly, and yearly basis to identify areas for improvement and implement strategies to enhance leasing operational excellence.

· Communication: Maintain effective and efficient communication across all internal corporate departments to ensure consistent and prioritized communication.

· Onsite Presence: Be available in designated areas of the country based on Onsite BTR leasing demand fluctuations and new construction delivery schedules. This role requires an initial onsite presence at a Houston, TX BTR location, with potential travel and remote work assignments as the BTR portfolio expands nationwide.

· Leasing and New Construction Expertise: Possess strong familiarity and a demonstrated track record of success within the lease-up, new construction, and ongoing leasing operations for residential real estate.

· Leasing Performance Management: Conduct regular assessments of BTR leasing and operational performance, including leading weekly virtual leasing meetings with onsite BTR leasing team members, and distributing performance reviews and reports on a weekly, monthly, and quarterly basis.

· Collaboration: Work closely with the National BTR Marketing Manager and National BTR Operations Manager to drive leasing performance.

· System Utilization: Actively engage with multiple operating systems and make recommendations to optimize leasing performance.

· Team Building: Showcase strengths in professional and corporate-level team building, motivation, and the proactive implementation of performance-based initiatives to drive results.

· Customer Service: Exhibit a genuine passion for people and hospitality, and the ability to thrive in high-pressure sales environments.

Requirements:

· Location: Based in Houston, TX, with the ability to travel and/or work remotely as the BTR portfolio grows nationwide.

· Professionalism: This national corporate-level management position requires a high level of professionalism, prioritization, organization, and attention to detail.

Skills & Competencies:

· Bachelor’s degree in: Business Administration, Marketing, Management, or Communications preferred but not required.

· 4+ years of new construction/lease-up residential leasing experience.

· 3+ years of multi-family and/or single-family rental homes experience including ongoing leasing operations.

· Excellent communication and interpersonal skills.

· Effective prioritization and multi-tasking abilities.

· Experience working with a variety of property management systems.

· Strong Microsoft Excel skills.

· Knowledge of fair housing, local, state, and national real estate laws and practices.

· Proven high-volume sales experience.

· Initiative and accountability.

· Critical thinking skills.

· Strong leadership and interpersonal skills.

· Ability to thrive within the organization’s various markets nationwide.

· Demonstrated history of increasing occupancy, driving retention initiatives, and maintaining an NOI-focused mindset.

· Comfortable operating in a fast-paced, changing environment.

· Excellent customer service skills.

· Self-motivated with the ability to work in a fast-paced environment with minimal supervision and oversight.

Essential Job Functions:

· Based in the Houston, TX market with the ability to participate in moderate travel to various markets nationwide.

· Frequently review data on BTR portfolio performance to assess leasing and occupancy trends.

· Establish weekly, monthly, quarterly, and yearly meeting schedules with all onsite BTR team members impacting leasing velocity and occupancy.

· Assess ongoing team performance standards relating to lead responsiveness.

· Engage in leasing directly as needs arise

· Monitor daily/weekly market competition surveys and make rate and occupancy trend recommendations.

· Review leasing application/screening system recommendations to ensure standards/requirements are met.

· Maintain BTR lease expiration management compliance.

· Conduct weekly rate recommendations based on performance to achieve proforma expectations.

· Adjust BTR team leasing incentives to drive performance.

· Demonstrate quality control practices to ensure onsite team and call center support team leasing

performance aligns with Maymont Homes Resident Experience standards.

· Conduct weekly online reputation management assessments in line with company goals.

· Develop 90 Day Leasing Action Plans with assigned onsite BTR community managers, including planning how leads will be allocated and worked.

· High volume leasing activity is expected in line with the 90 Day Action Plan objectives.

· Coach and develop on-site BTR leasing team members based upon needs.

· Possess excellent analytical, critical thinking, and problem-solving skills and apply sound judgment to complex business transactions.

Key Metrics & Responsibilities:

· Produce leasing performance in line with 90 Action Plan Objectives approved by the Senior Director of BTR Operations.

· Be a team player who can adapt to any given situation.

· Foster a close, professional, and effective culture across the organization.

Physical Requirements:

· Capable of working extended hours, including evenings, weekends, and Holidays as necessary.

· Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.

· Must be able to speak English clearly and understandably for effective communication.

· Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects up to 25 lbs.

· Must be able to climb several flights of stairs if necessary.

· Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and possess good reasoning skills.

· Must be able to work in small and confined spaces for extended periods.

· Must have finger dexterity for typing/using a keyboard.

Environmental Requirements:

· Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays.

· Must remain focused and work effectively, efficiently, and cheerfully under such circumstances.

· Must be able to work effectively and cheerfully in potentially stressful environments.

· Must be able to work in the office as regularly scheduled
