Job Summary:

We are seeking a highly organized and experienced Community Association Manager (CAM) to oversee the daily operations of three condominium associations: Silvermill Lodge, Arapahoe Lodge, and Jackpine/Black Bear Lodge in the River Run Village of Keystone, Colorado. The CAM will be responsible for managing a team including an Assistant Community Association Manager (ACAM) and hourly associates, coordinating maintenance and repairs, and working closely with the Board of Directors to ensure the smooth operation of the properties. This is a salaried position with a strong focus on upward mobility, requiring a self-starter with excellent leadership, communication, and problem-solving skills. The condo units are individually owned. They are primarily used for short term rentals for the owners to supplement the expense of owning and operating. Many owners use their condos regularly too.

Responsibilities:

Leadership and Team Management:

  • Manage and develop a team including an ACAM and hourly associates responsible for cleaning and maintaining common areas

  • Mentor and develop the ACAM to assume the CAM role in the future

  • Develop and implement cleaning schedules and protocols to ensure high standards of property maintenance

  • Optimize staff performance by establishing clear expectations and performance metrics

  • Delegate tasks effectively and prioritize based on urgency and importance

Financial Management:

  • Develop, communicate and manage annual budgets for each HOA in collaboration with the Board of Directors

  • Review and understand reserve studies to inform budget decisions and ensure adequate funding for upcoming capital projects

  • Analyze financial data to identify potential capital expenditures and financial risks

  • Ensure accurate and timely financial reporting to the Board of Directors

  • Manage HOA dues collection and financial transactions

Property Management:

  • Oversee maintenance and upkeep of common areas, including hallways, lobbies, parking garages, exercise rooms, hot tubs, saunas, steam rooms, and mechanical rooms

  • Coordinate repairs and maintenance with contractors and vendors, prioritizing quality and efficiency

  • Stay up-to-date and keep the Board of Directors informed on maintenance and repair needs, including plumbing, electrical, and mechanical systems

  • Enforce HOA rules and regulations, including the bare-walls policy

  • Address resident concerns and complaints in a timely and professional manner

Board of Directors Liaison:

  • Organize, attend, and participate in Board of Directors meetings

  • Provide regular updates on HOA operations, financial performance, and maintenance issues

  • Implement Board decisions and policies

  • Ensure compliance with HOA Declarations, By-Laws, and operating rules and regulations

Administrative Duties:

  • Maintain accurate records of HOA documents, correspondence, and financial transactions

  • Prepare and distribute meeting agendas and minutes

  • Ensure compliance with all applicable laws and regulations

Requirements:

  • Bachelor's degree in a related field (e.g., business, hospitality, construction, or real estate)

  • Professional license of CMCA, AMS, PCAM, or CAM

  • 5+ years of experience in community association management or a related field

  • Strong knowledge of Excel, budget planning, and reserve studies

  • Excellent communication, organizational, and problem-solving skills

  • Strong leadership and interpersonal skills

  • Ability to work independently with minimal supervision while also being a team player

  • Strong attention to detail and ability to prioritize tasks effectively

  • Ability to work in a fast-paced environment and adapt to changing circumstances

  • Proficiency in Microsoft Excel and other relevant software applications

  • Knowledge of HOA governance and regulations

  • Basic communication in Spanish preferred

Work Environment:

  • Not a hybrid role, must be on site 5 days a week.

  • On-site position with a private office and daily visits to the properties for inspections and maintenance issues

The ideal candidate will be a self-starter with a strong desire to learn and grow, capable of managing their own work and making decisions autonomously while leveraging the support and resources of the larger organization.

The expected pay range is $75,000 - $83,000 + annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
