Summary The Utility Systems Operator serves as a work leader in the Utility Systems shop and is responsible for all the medical center's chiller and boiler plant operations. Responsibilities As the Utility Systems Operator Leader, the incumbent is responsible for all the medical center's Chiller and Boiler plant operations that includes but is not limited to: Installation, preventive maintenance, modifications, and repairs of new and existing utilities; supply, operation, maintenance, and repair of three 500 HP Cleaver-Brooks low pressure gas and oil fired fire tube boilers rated at I2 PSI with a total capacity of 52,500 pounds of steam per hour, two 950-ton Carrier centrifugal chillers, one McQuay 1500 ton centrifugal chiller, and all auxiliary components of each system. A Johnson Controls Metasys Facility Management Computer System (FMS) that controls and monitors the entire heating, ventilation and air conditioning (HVAC) and environmental systems at Bowling and Sousley Campus. This will also include the operation and maintenance of twenty (20) Condensing Hot Water Boilers and fifteen (15) gas fired Hot Water Heaters that are either natural gas or liquid propane fuel source; one 580-ton chiller; one 541-ton chiller; one 600-ton chiller; and all auxiliary components of each system at Sousley Campus. Additionally, the incumbent's duties include, but are not limited to: Determine and order monthly and quarterly requirements of operating supplies for the Boiler and Chiller plants to keep all systems in operating condition. Establish standard operating procedures for accuracy and manpower utilization. Ensure subordinate employees are adhering to safety standards, Engineering, Medical Center and VHA policies and memorandums, standard operational procedures and all codes. Maintain knowledge of Boiler and Chiller plant codes. Plan and lead work. Lead troubleshooting and provide technical advice and training. Continually study new literature to keep current in federal, state, and local codes. Evaluate employee performance and relay information back to the direct supervisor. Initiate job work orders for maintenance and repair work. Provide daily leadership and support to Utility System Operators and spot check work daily. Physical Requirements/Working Conditions: Incumbent is exposed to the same working conditions as all their employees. Incumbent must be physically fit. This includes lifting heavy equipment, bending, stooping and working in cramped places for extended periods of time and often works in hot and cold places.
