The University of Southern California (USC) Department of Facilities Planning & Management (FPM) is seeking anElevator Maintenance Supervisorto join its team.

The Work You Will Do

TheElevator Maintenance Supervisorsupervises staff, daily operations, and activities of an elevator maintenance mechanic unit. The Elevator Maintenance Supervisor also plans, schedules, supervises, and coordinates various elevator maintenance mechanic projects and activities. As the leader of the team, the Elevator Maintenance Supervisor trains elevator maintenance mechanics staff while administrating the department budget. The Elevator Maintenance Supervisor also provides leadership and guidance to maintain high-quality standards, service, and customer satisfaction.

The Elevator Maintenance Supervisor:

  • Supervises elevator maintenance mechanics staff. Screens and interviews applicants and make hiring decisions. Trains staff and counsels or disciplines as needed. Provides performance feedback and prepares documented appraisals. Determines and/or recommends unit salary administration, including raises, promotions, and/or reclassifications.

  • Assesses elevator maintenance mechanics staff’s workload and plans or schedules staff accordingly. Determines staffing needs for peak volumes and/or special projects and arranges for temporary workers. Authorizes overtime as appropriate. Ensures staff are adequately trained and cross-trained to promote continuity of operations during vacations and extended absences.

  • Monitors workflow for efficiency and timeliness and sets priorities for projects and activities. Makes adjustments as needed to meet deadlines and commitments. Schedules staff and organizes work in a logical manner to meet work-related deadlines and ensure efficient operations.

  • Reviews work for quality, completion, accuracy, and adherence to internal operating policies and procedures. Addresses errors and problems and provides feedback.

  • Determines the costs of equipment, materials, and supplies and prices accordingly. Orders materials, supplies, and equipment. Liaises with vendors on issues related to products, services, and delivery.

  • Ensures records are kept up-to-date and maintained in accordance with applicable regulations. Requests and reviews city permits on projects, as necessary. Ensures compliance with building codes.

  • Develops and/or produces various operating reports (e.g., project status, work backlogs, etc.) as required.

  • Develop and implement security-related procedures such as office opening and closing routines, recognition of duress signals, and key controls. Coordinate security activities with the Department of Public Safety. Promote and maintain standards for security-conscious awareness and behavior. Maintain knowledge of the University's crime prevention and suppression programs and services. Ensure the dissemination of security-related information to staff.

  • administers and assists with planning income and expense budgets. Develops projections. Tracks actual income and/or expenses and adjusts operating plans to address variances.

  • Contributes to the development of policies, procedures, and internal systems which support the work of the unit. Defines needs and coordinates the development of manual and/or automated systems to facilitate workflow.

  • Provide technical assistance to staff for training purposes and problem-solving.

  • Provides background, implements, and interprets departmental policies, procedures, and guidelines.

  • Trains and supports staff. Schedules training and gives/receives feedback for staff training and development.

  • Oversees installation, maintenance, and preventive maintenance of elevator activities and projects.

Job Qualifications

All candidates for the position of Elevator Maintenance Supervisormust meet the following minimum qualifications:

  • High school or equivalent combined experience/education as a substitute for minimum education

  • Specialized/technical training related to elevator repair and maintenance

  • 6 years of relevant experience

  • Must possess valid/current City of Los Angeles Department of Building Services Elevator Mechanic Journey Level License and State of CA Certified Competent Conveyance Mechanic (CCCM) General Certification

  • Valid California driver's license with a minimum of 2 years driving experience

  • Extensive knowledge of elevator maintenance including an understanding all elevator maintenance duties, including experience in leadership/ management/ supervision

  • Thorough knowledge of city and state building codes, University standards, and other workplace safety and structural integrity requirements

  • Ability to read and interpret blueprints, drawings, plans, specifications and/or sketches

  • Thorough comprehension of job components for all projects

  • Demonstrated ability to lead and motivate a diverse workforce

The ideal candidate for the position of Elevator Maintenance Supervisor meets the following preferred qualifications:

  • An Associate's degree

  • 7 years or more of relevant of experience

The salary range for this position is up to $135,000 to $145,000. When extending an offer of employment, the University of Southern California considers factors such as (but not limited to) the scope and responsibilities of the position, the candidate’s work experience, education/training, key skills, internal peer equity, federal, state, and local laws, contractual stipulations, grant funding, as well as external market and organizational considerations.
