Job Description

Land Lease Administrator will maintain all requirements for land leases that are required for continued brine production at the Magnolia Plants. Additionally, Land Lease Administrator III will work closely with site Land Manager to obtain needed leasing as well as rights-of-way. This position interacts directly with landowners, and community members to solve lease issues. Other responsibilities include maintaining current lease royalty payments, heirship and ownership changes. Help drive efficiencies through improved workflow, increased use of technology and Lean Manufacturing principles. Collaborate with other internal work groups (Brinefield, HSE, Finance, Community Affairs & Lease Holder Liaison etc.)

Position Description:

Help team determine areas to lease based on future drilling activity and areas of influence of injection and supply wells. Assist in setting proactive leasing goals and schedules through discussion and judgment of Land Office and Brinefield supervision.

Prepare contracts for timber removal, and surface and ROW agreements. Negotiate damage settlements, mineral leases, and rights-of-way as necessary with landowners under supervision of Land Office management.

Ensure lease administration adheres to Arkansas real property law and build in-house expertise in distribution of estate assets and legal transfer of mineral ownership. Correspond with lessors and attorneys on transfer of ownership and administration activities. Maintain proper records by locating lost lessors, acquiring information from heirs, devisees or attorneys to determine ownership upon the death of a payee, and distribute estates. Sound judgment and basic understanding of Arkansas real property law is needed. Consult with outside legal counsel as necessary.

Drive efficiencies by reviewing procedures and current activities, utilizing technology to eliminate paper and maximize electronic databases, eliminating waste and repetitive processes through Lean Manufacturing principles.

Communicate effectively with lessors, build and maintain good relationships.

Main Duties and Responsibilities of the Role

  • Research and determine tract ownership for various leasing projects

  • Prepare documents as necessary for damage settlements, mineral leases, rights-of-way, and surface use agreements

  • Assist management and supervision in the negotiation of leases and surface use contracts

  • Use knowledge of Arkansas real property law to make decisions and insure proper lease administration.

  • Input data for new or updated leases

  • Add new leasing information, amendments, heirship changes

  • Distribute and follow-up on heirship affidavits

  • Determine required estate distribution

  • Investigate family ownership and research living heirs for payments, which includes communicating with Lessors’ heirs

  • Contributes to site and department goals

  • Recognize areas for improvement in Land Office procedures to eliminate waste and increase efficiencies; determine methods to improve.

  • Other tasks identified by Department Manager

Knowledge, Skills & Experience:

  • At least 2 years of diversified Land Office experience with knowledge in various Land Office functions including mineral leases, rights-of-way, and title analysis. Equivalent work experience in land leasing and/or title analyst fields may be substituted

  • Advanced knowledge of MS Office (Excel, Word, PowerPoint), Integra (leasing software), Accurint (people location software), and SAP

  • Having good understanding of typical leasing transactions and legal/land descriptions

  • Logical thinking and attention to detail

  • Demonstrated ability to manage multiple projects and previous experience working directly with Senior Management

  • Strong interpersonal skills with the ability to think strategically

  • Knowledge of calculating decimal/fractional lease interests

  • Excellent oral and written communication skills

  • Enhanced skills and experience in land contracts and agreements

  • Team player
