The North America Commercial Director position is responsible for oversight of all commercial aspects across Iron Mountain’s North American data center construction portfolio. This includes all major projects throughout the project lifecycle, from preparing business cases through project delivery. This position will work closely with members of the IMDC Leadership Team, Finance, Operations, and D&C team.
This position will be responsible for providing strategic commercial leadership to estimate and track project costs, provide assurance against internal financial controls, manage contract risks, and to drive best in class construction costs.
Responsibilities:
Lead all commercial and financial aspects of IMDC’s construction projects, including contracting, cost management, change management, and project delivery
Review and report on financial performance, project status, successes, challenges, and key activities to senior management
Drive accuracy of monthly cash flow projections
Oversee the preparation of project budgets, including detailed cost modeling, benchmarking, and analysis
Track all capital approvals to ensure common understanding of what is approved, pending approvals, and what remains to be requested for all projects
Implement and maintain project financial systems and project management systems
Integrate new development sites within the design and construction processes and program
Review contract documents for execution, liaise with internal teams, and provide guidance into procurement for design services agreements, equipment and general contractor services agreements
Advise and intervene appropriately to resolve major contractual claims and disputes as they arise
Drive continuous improvement initiatives and develop best practices
Train and develop in-house teams on commercial controls and best practices
Work collaboratively with internal functions (Legal, Finance, Operations, Sales, Corporate Development)
Manage D&C team organizational structure and T&E budget
Act as a bridge between D&C and finance to drive more harmonious and efficient relationship
Manage customer install capex projects, ensuring we are recovering all applicable costs and driving profitability
Key Skills, Requirements and Competencies:
Bachelor’s degree in finance, accounting, engineering or other related discipline
10+ years of professional experience in construction, and project costing, preferably with data center experience
5-10 years of progressive financial experience focused on providing budget, forecast, and business analysis support within a large sophisticated corporation
Strong analytical, creative thinking, written and verbal communication skills
Experience in the real estate industry with exposure to capital projects
Proficiency in systems and systems implementations, specifically with Oracle, MS Excel, and Google product suite
Strong analytical skills needed to synthesize large quantities of data, identify trends and drivers, and distill them into insightful analysis for senior management
Passion for driving and delivering results acting as a financial agitator to provide valuable performance analysis and reporting on a timely basis to help facilitate decision making
