JOB REQUIREMENTS: Job Description: Some things you can expect to do: Participate in owner/client sales presentations. Participate in design development, budget preparation, and project schedule. Share job cost responsibility with supervising PM or Director of Construction by keeping supervisor informed of efforts. Prepare and control budget, schedule, and bid documents; negotiate and award subcontracts; prepare profit projections. Help conduct jobsite coordination meetings and job status reports. Conduct project close-out duties, including final cost, punch list, final billing, and final collection of fees. Prepare owner contracts for review by supervising PM, Project Executive, or Director of Construction. Assist in navigation of permitting and entitlements process. Schedule, create agenda, and run key project milestone meetings (Release, Kickoff, Control, and Closeout) Work with Superintendents to create and execute the Project Specific Quality Plan (PSQP). Active engagement in a professional or community organization. In addition to the above, candidate should have Advanced knowledge of estimating techniques, cost control and material pricing. Proven ability to manage projects in the \$1-\$30 million range. Ability to assume the lead responsibility in interfacing and communicating effectively with superintendents, subcontractors, owner/clients, and authorities having jurisdiction. Proven ability to lead a team of construction professionals including successful teaching and delegation of tasks to Project Coordinators, Engineers, and other team members. A strong customer focus that pursues customer input to help exceed expectations. Consistent professionalism including honesty and integrity, and a passion for excellence. Unwavering teamwork skills and the ability to delegate effectively. To be successful in this role you must have: Knowledge of Microsoft Project and works as a team with the project superintendent to manage. Has a good understanding of project management tools including Textura, Procore, Building Connected, Bluebeam, etc. Has a good understanding of the design and cost of sitework and most building components and systems. General knowledge of estimating techniques, cost control and material pricing. Proven ability to manage multiple project types and complexities.
