Position: RS COORDINATOR - HOUSING OPPORTUNITY

Salary: $52,020 - $74,255

The Housing Opportunity Coordinator will build relationships with property owners, search for units that meet program client needs, and coordinate with involved parties to ensure a fast and smooth lease-up process. The Housing Opportunity Coordinator holds the primary responsibility of providing coordination services between MDHA, property owners, and housing choice voucher clients. The Housing Opportunity Coordinator also assists clients in engaging with property owners by facilitating workshops, setting up unit tours, and working closely with other program staff.? Typical Duties

ESSENTIAL FUNCTIONS

Develop housing opportunities

  • Create and manage a database of available affordable units where property owners accept vouchers.

  • Recruit new property owners in high opportunity areas to participate in the program through systematic outreach.

  • Participate in property management industry events and similar networking opportunities to build relationships with property managers that could accept vouchers.

  • Initiate additional opportunities to expand MDHA’s network of landlords

  • Connect clients to housing options

  • Provide unit referrals to clients in the program that meet their housing and neighborhood needs.

  • Assist clients in contacting property owners, setting up tours, and attending unit tours with clients.

  • Facilitate fast lease-ups by assisting with filling out and submitting necessary paperwork, performing rent reasonableness checks, and conducting unit inspections.

  • Maintain strong positive relationship with property owners to promote a positive community perception of voucher program

  • Check in with property owners after lease up with clients to identify any challenges with MDHA or the tenant.

  • Work with other program staff to communicate with property owners and participants to assist in resolving any issues identified as clients transition into their new homes.

  • Host group workshops for clients to learn how to search for units on the private rental market.

  • Maintain property owner and client data using case management software programs.

  • Participate in interviews by the research partner and other research related activities as requested.

Other Functions

  • Performs varied duties in entering and maintaining computerized information;

  • Answers phones and directs calls to appropriate staff; answers general inquires;

  • Obtains and recounts information which requires considerable knowledge of the program;

  • Deals with the public and answers questions on matters involving some knowledge of departmental policies and procedures;

Minimum Qualifications

REQUIRED EDUCATION, EXPERIENCE AND LICENSES:

Bachelor’s Degree in Business, Communications, Social Services, or a similar field, or 5 or more years of previous work experience in a similar field. Experience working with the Housing Choice Voucher program or in property management is preferred. Preference will be given to applicants with experience in working with organizations similar to MDHA

Candidates with accreditation earned in foreign institutes are encouraged to apply.

EQUIPMENT USED

General office equipment and automobile. Computer equipment and project management software. Skilled at Microsoft Word, Excel, and PowerPoint and other Microsoft software

SUPERVISION EXECISED

May supervise the work of interns and other staff as assigned by the Director of Resident Services.

LICENSE REQUIRED

Valid Tennessee driver's license.

Preferred Experience, Knowledge, Skills, and Abilities

Knowledge, SKILLS AND ABILITIES

Behavioral Skills:

Ability to communicate effectively both verbally and in writing to a diverse clientele, develop rapport with property owners and clients, use the internet to research and obtain information related to available rental housing, navigate case management software packages, perform duties of the position with minimal direction and complete tasks in a time-sensitive environment.

Technical Skills:

Ability to describe the benefits of social safety net programs to general populations, Advocating on behalf of clients, ability to use Microsoft Office software including Excel, Word, PowerPoint, and Outlook. Knowledge of Local, state, and/or federal safety net programs, The Nashville/Davidson County rental housing market, the role systemic racism plays in shaping communities and the lease up process for property management companies in Nashville/Davidson County.

Physical Skills:

Willingness, mental and physical ability to perform the duties involved in this classification, ability to perform work with or without an accommodation that requires sitting, standing, and walking, dexterity of hands and clarity of vision, speech and hearing and powers of observation, other physical duties as required.
