Overview
The Division of Institutional Planning & Operations (IP&O) employs a workforce of approximately 2,700 staff, represented by 15 collective negotiations agreements, and is responsible for institutional strategic initiatives and operations, which encompasses an expansive range of comprehensive service and business operations across the State of New Jersey. These include planning and construction, facilities, public safety and emergency operations, environmental health and safety, transportation, housing, and auxiliary/retail operations
Posting Summary
Rutgers, The State University of New Jersey, is seeking an Assistant Director, Real Estate for the Division of Institutional Planning & Operations (IP&O). Under the guidance and direction of the Assistant Vice President Planning and Development, this professional is responsible for leading University real estate efforts and effectively managing real estate staff in the Office of University Planning and Development.
Among the key duties of this position are the following:
  • Execute the duties of the position with a high level of independence.
  • The position ensures that myriad transactions, reports, and documents developed by staff are accurate and comprehensive to address the needs of various projects.
  • This position has statewide responsibilities and therefore addresses urban, suburban, and rural projects as well as a wide variety of academic, administrative, research, healthcare, and infrastructure projects.
  • This position is a key position within the Office of Planning and Development.
  • The Assistant Director is responsible for taking a proactive role in the management of the University's leased properties portfolio, responding to the needs of users across the entire University.
  • The Assistant Director is responsible for staff that manage real estate leases, licenses, access agreements, and legal/tax documents associated with properties as well as coordination of property sales and acquisitions for the University.
  • The Assistant Director incorporates input from other Institutional Planning and Operations units, other University entities, and outside consultants.
  • The Assistant Director collaborates with other units of the Department of Planning, Development, and Design on issues of space management and design of leased spaces.

Qualifications

Minimum Education and Experience
  • BA/BS in Business, Management, Real Estate, Finance or related field.
  • A minimum five (5) years real estate transaction experience.
Certifications/Licenses
  • A valid driver's license is required.

Required Knowledge, Skills, and Abilities
  • Must have thorough understanding of the commercial real estate industry and leasing market, be familiar with GASB87 lease accounting standards, property tax assessment methodology, BOMA standards, and be proficient in financial analysis.
  • Must have extensive experience drafting, reviewing and editing real estate legal agreements. Must possess excellent communication skills, be team oriented, have the ability to manage multiple projects simultaneously, set priorities and meet deadlines.
  • Strong communication skills are required, as is the ability to work with a wide range of technical professional, and academic personnel.
Preferred Qualifications
  • Experience working with facilities associated with higher education
  • is desired. MBA, Real Estate license eligibility as defined by the
  • New Jersey Real Estate Commission is preferred.
Equipment Utilized
  • Proficiency using space management and real estate software including Archibus, MediTract, Lease Accelerator, EZ Lease is required.
  • Proficiency in standard Microsoft Office platform is required. Proficiency in Adobe Acrobat Pro and DocuSign is required.
Physical Demands and Work Environment
  • Most duties will be undertaken in a standard office environment.
  • Some duties will require travel among campuses and to off-site locations.
