Job Description

POSITION SUMMARY:

The Senior Lease Analyst is responsible for the complete lease administration and rent processing on an assigned set of accounts.

JOB RESPONSIBILITIES:

  • Responsible for accurate lease related payments, including but not limited to common area maintenance, real estate taxes and insurance reconciliations. Will interpret complex lease language to evaluate and ensure amounts calculated as due by landlord are accurate.

  • Review lease related documentation and abstract critical information including rent and other financial obligations, key dates, and lease clauses into the company's real estate management system

  • Review and analyze monthly rental statements for assigned locations. Evaluate escrow changes and adjust monthly payment amounts as needed.

  • Respond to all landlord inquiries, payment notices, and default letters on assigned locations and resolve in a timely manner striving to maintain a strong relationship

  • Perform complex account reconciliations of store rent accounts to ensure proper payments by tenant, accurate payment application by landlord and ensure amounts billed are in compliance with lease terms. Communicate findings with landlords and/or management

  • Review and approval of escrow changes, lease payments and/or lease abstracts completed by lease administrators

  • Assist management with processing the monthly prepaid rent in the company's real estate management system which includes rent variance analysis and related SOX controls

  • Complete special projects

  • Additional duties as assigned

SUPERVISORY RESPONSIBILITIES:

  • This job has no supervisory responsibilities.

Qualifications

  • Bachelor's Degree in Accounting or related field; or an equivalent combination of education and experience sufficient to successfully perform the key accountabilities of the job required

  • 3-5+ years of previous lease administration, rent accounting, or real estate experience preferred

  • High degree of proficiency MS Office Suite, Outlook & Internet applications

  • Strong analytical, prioritizing, interpersonal, problem-solving, presentation, budgeting, project management (from conception to completion), & planning skills

  • Strong verbal and written communication skills (including analysis, interpretation, & reasoning)

  • Solid understanding and application of mathematical concepts

  • Ability to develop and maintain collaborative relationships with peers and colleagues across the organization, as well as, internal and external clients

  • Ability to work well autonomously and within a team in a fast-paced and deadline-oriented environment.

  • Ability to work with and influence peers and senior management

  • Self-motivated with critical attention to detail, deadlines and reporting

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals

  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs

  • Ability to read, write, and comprehend simple instructions, short correspondence, and memos

  • Ability to work overtime as necessary
