Construction Owners Rep for a luxury Swiss Brand They are moving their service center from Florida to Raleigh, NC. They bought 2 floors that they will completely have for their HR/IT offices, a luxury lobby, common space, and a service center. They will be representing the owner (AP) and managing the project from end to end. They are in the selection process for a GC & subcontractors. Main responsibility will be managing the project from the construction side as well as the architectural/design side of things. With the space being a complete shell now, they will need to be able to help design and give insight from the field into what will look good, be realistic, and help communicate that with the team internally.

Knowledge of Architectural Planning is a MUST

RESPONSIBILITIES:

-Manage scope, schedules, and budget

-Coordinate and track all vendor change orders

-Manage negotiations with the GC and consultants

-Coordinate activities of other vendors

-Act as the client liaison during field visits and provide on-site support and guidance

-Prepare/update project status reports, process purchase orders, invoices, and pay applications, and update tracking reports

-Measure project performance and schedule against base plan for potential cost escalations

-Manage timely close-out process including punch-list completion, warranty documentation and fulfillment, and schedule

-Maintain accurate and consistent electronic files and documentation
