JLL Assistant Engineering Manager in Redmond, Washington

Essential Functions: Assist the Engineering Manager with supervision, coordinating, and training the Leads/Operating Engineers. Develop the Panel Allocation SOP's to begin forecasting panel availability to support the client's design Scope Documents as the projects go through the RFP process and have panel allocation ready for site walks to expedite the project's completion and to save on the associated costs. Develop SOP's and implement the true panel load data logging for accurate forecasting of panel availability and usage. EPM Compliance - Develop the EPM program for each site, write the SOP's, and verify MOP's in a timely manner to expedite scheduling coordination. Review all Electrical MOP's and approve the associated JHA's. Reactive works compliance - Ensure work orders are managed within SLA limits. Reactive works: Pro actively action work orders which may not be assigned, to help reduce volume and work order age. Providing technical support and training for the Leads/Operating Operate all systems within the buildings in a competent, effective and efficient manner. Coordinate and control all activities being undertaken by Vendors. Ensure that quality of work is inspected and are actioned or escalated accordingly. Responsibility for obtaining quotations and/or ordering of any parts required to maintain site's operation and/or system resilience. To carry out regular site-specific training with all sites Leads/Operating Engineers. Ensure regular site inspections, work inspections, and audits are carried out to highlight and address any areas of concern. To ensure all site's tools/equipment and key system inventories are kept up to date and in working order. To assist with writing procedures/processes on all installed systems with primary focus on the electrical systems. Be familiar with standard and emergency operating procedures and provide training where necessary to ensure Leads/Operating Engineers are familiar. Ability to carry out controlled switching of switchgear, panels, and equipment either for maintenance or recovery from failure. Ensure all record keeping is completed timely. of work permits and work areas when required (LOTO Logs, SOP's, MOP's, Risk Assessments, Access, Hot Work, Mechanical Work, Roof Work) for vendor and Leads/Operating Engineers. Life Safety Systems Log reviews. Ensure critical spares update/inventory/records/ordering is kept current by Leads/Operating Engineers. Complete and update EHS records as needed. Assist Engineering Manager with overseeing the maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, switchgear), temperature controls systems, critical environments, and light construction (painting, caulking, doors, locks). Utilize staff and outside vendors as necessary. Assist Engineering Manager with supervising and managing Leads/Operating Engineers including hiring, training, and personal development. Identify safety hazards and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Assist with implementing, administering, and managing safety training program. Ensure compliance with all regulatory laws and OCP guidelines are met as they relate to the operation of the building's infrastructure. Responsible with Engineering Manager for providing technical input and support to facility projects and modifications, including construction support, commissioning, and final acceptance, as applicable. Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
