GENERAL DESCRIPTION

Under the guidance and supervision of the Vice President of Asset Management, the Director - Asset Management is responsible for overseeing a team of asset managers through maximizing property performance and driving portfolio analytics. Additionally, this person will be responsible for developing policies and process that dictate those key functions.

JOB DESCRIPTION

  • Conduct comprehensive asset performance analysis to inform strategic decisions to senior management

  • Provide leadership and direction to the asset management team, fostering an environment of continuous improvement and professional development

  • Monitor key market trends and legislative changes to capitalize on opportunities and ensure strategic direction of the portfolio

  • Prepare detailed reports and presentations for executive management on asset performance, new opportunities, and asset utilization strategies

  • Manage cash flow models and workout strategies for underperforming assets or “watchlist” properties

  • Oversee team to drive budget process, ensuring timely completion and accurate forecasting utilizing analytics

  • Key knowledge of operating agreements and management entities to properly understand ownership structures as to be maximize cash flow for investors

  • Assist property management staff in decisions that affect the asset’s long-term performance and to understand its relationship to established goals and budgets

  • Work with property management staff to ensure that the potential of the property’s value and benefit to Conifer is maximized

  • Coordinate and oversee monthly/quarterly financial review of portfolio with asset management team

  • Visit assigned sites and participated in site audits, as requested

  • Work with Property Finance in evaluation of possible refinancing, disposition or change of use of assigned properties

  • Foster relationship with lenders and investors to best communicate Conifer’s initiatives and investment plans

  • Participate in periodic review meetings for projects transitioning from Development to Operations

  • Assist with due diligence on potential acquisition opportunities

  • Conduct financial analysis, modeling, and portfolio stress testing, as needed

  • Other special projects and job-related duties, as assigned

    EXPERIENCE

  • Prior experience in Multi-family Real Estate preferred

  • Affordable housing experience preferred

  • Minimum 6-10 years of relevant Asset Management experience with demonstrated institutional analytical and quantitative skills, ideally within multi-family real estate

  • Minimum 3+ years managing a team in a demonstrated leadership capacity preferred

EDUCATION

  • Bachelor’s degree in accounting or finance

  • Master’s Degree preferred

REQUIREMENTS

  • Accounting, Financial Analysis and Budgeting Skills

  • Yardi Voyager or equivalent housing software preferred

  • Proficiency with MS Office (Word, Excel, Outlook, SharePoint)

  • Understanding of Business Intelligence (BI) platforms a plus

  • Adaptable; flexible to multi-task several projects at one time

  • Excellent business judgment, professionalism, and practices to handle day-to-day matters.

  • Demonstrated strong analytical skills and financial modeling experience

  • Travel to specific Conifer sites and HQ required.

The salary range for this position is $130,000.00-$150,000.00. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range does not include additional forms of compensation such as bonuses.
