JOB SUMMARY Direct and coordinate operational activities of the property to obtain optimum efficiency and economy of operations by performing the following duties personally or through supervisors.

ESSENTIAL FUNCTIONS Direct and implement facility policies and goals. Coordinate activities of maintenance and housekeeping departments to affect operational efficiency and economy. With the General Manager, analyze department budget requests to identify areas in which reductions can be made, and allocate operating budget. Confer with administrative personnel and review activity and operating reports to determine changes in programs or operations required. Prepare directives to maintenance and housekeeping supervisors outlining policy, programs, and/or operational changes to be implemented. Ensure assets are being managed effectively in areas such as property services, CAM cost control, vendor and tenant relations.

SUPERVISORY RESPONSIBILITIES Manage supervisors who supervise employees in the Maintenance & Housekeeping departments. Responsible for the overall direction, coordination, and evaluation of these departments. Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION & EXPERIENCE: Three to five years related experience and/or training; or equivalent combination of education and experience.
