CenterPoint Properties Investment Analyst in Saddle Brook, New Jersey

POSITION SUMMARY: The Investment Analyst supports the Acquisition Team in underwriting potential investments in the region and performs both qualitative and quantitative research to support underwriting.

INVESTMENT ANALYST RESPONSIBILITIES:

  • Completes the financial feasibility underwriting on new acquisitions and dispositions including performance and sensitivity analysis through the utilization of Argus and Microsoft Excel
  • Directly responsible for the preparation of formal transaction presentations for approval committees
  • Prepares letters of intent on acquisitions consistent with deal underwriting
  • Performs analysis relating to restructuring leases and redeveloping owned properties
  • Assists Due Diligence Team in assembling the necessary supporting documentation and information to complete the due diligence process for acquisitions and dispositions
  • Participates in transactional reporting process and preparing materials for internal quarterly reports
  • Maintains weekly deal pipeline for the regional Investments Team
  • Maintains internal sales and lease comp tracking database
  • Reviews and incorporates due diligence materials in acquisition underwriting (i.e., review/request leases, taxes, insurance, surveys, environmental costs, etc.)
  • Interacts with brokers or consultants to gather support for underwriting and presentations
  • Supports and collaborates, as needed, with other internal departments (i.e., Development, Asset Management, Finance, Risk Management etc.)
  • Contributes to the regional team responsible for networking and prospecting for investment opportunities through direct contact with tenant, competitor, brokerage and development communities
  • Represent CenterPoint at conferences and other national/local industry events
  • Completes special projects requested by CIO or SVP in regards to market trends, corporate presentations or other initiatives
  • Acts in accordance with the values of the company and complies with all company processes and procedures
  • Completes other duties as assigned

QUALIFICATIONS:

  • Bachelor's degree in business; accounting/finance required
  • 1-3 years of experience performing financial analysis in the real estate industry, demonstrating superior initiative and commitment to excellence
  • Strong financial analytical acumen and sound judgment
  • Excellent written and oral communication ability
  • Excellent organizational abilities
  • Absolute integrity
  • Ability to build strong and collaborative relationships
  • Proficient in Argus Enterprise and Microsoft Excel
  • Self-starter that possesses innovative solutions and is proactive in resolving issues
  • Analytical and technical proficiency in all aspects of financial and investment analysis
  • Flexible with respect to work schedule and available for frequent travel to Chicago and target markets
  • Ability to manage elevated stress levels periodically; can work under an active and intense environment
