We are looking for a Facilities Operations Manager in San Diego, CA . This role is focused on managing bank and leased properties, including lease management, third party and security oversight, and coordination of legal matters. The Facilities Operations Manager will report to the Director of Commercial Real Estate and Facilities Management. The Corporate Real Estate Facilities (CREF) Department manages the full lifecycle of activities for all California Bank & Trust’s corporate real estate and facilities: property acquisition & disposal, capital improvements, maintenance & repair, facilities services (janitorial, landscaping, pest control), space planning, telecommunications, lease management, and facilities budgeting (capital improvements and occupancy expense). CREF manages the Bank’s furniture, fixtures & equipment (FF&E) including Bank-owned artwork, and also leads the Bank’s corporate aesthetics and signage program. CREF participates extensively in the development and implementation of the Bank’s branch location strategy.

Essential Functions:

· Responsible for the management and coordination of activities related to all properties. Includes maintenance, construction, relocation, and renovation of all existing buildings, offices and facilities.

· Responsible for the daily facilities operations of all owned and leased bank properties (on call 24 hours day seven days a week).

· Assists management in the preparation and evaluation of policies and programs involving new or improved facilities.

· Prepares or directs the preparation of estimates.

· Negotiates maintenance-related transactions with landlords, developers, contractors, and other outside facilities vendors.

· Discusses desired remodeling or new construction with various bank departments.

· Controls expenditures and approves payments for goods and services within authority.

· Ensures compliance with maintenance contracts, permits, and insurance.

· Meets with branches and departments to discuss matters concerning space, workflow, relocation, alteration or remodeling, and supervises the preparation of working drawings and plans.

· Works closely with business partners (including but not limited to: information technology, telecommunications, leasing, compliance, bank operations, legal, and human resources) to accomplish facilities tasks.

· Leads coordination across departments for new branch openings, branch relocations, and branch closings.

· Ensures the proper upkeep and maintenance of all bank premises.

· Has authority concerning staffing, performance evaluations, promotions, salary recommendations, and terminations.

· Requires operating a motor vehicle and maintaining a valid driver's license with a good driving record.

· Other duties as assigned.

Qualifications: 

· Requires a Bachelor's in business, engineering, or related field and 6+ years construction or property maintenance management, construction estimation, or other directly related experience.

· Management experience required.

· Requires advanced knowledge of property management, construction and constructions practices, facilities management practices, and procedures to include maintenance, contract negations, project planning, project bidding, and budgeting.

· Knowledge of state and federal regulations to ensure compliance.

· Must have good communication, decision making, planning, management, and customer service skills.

· Ability to work with management, developers, and vendors to meet deadlines and keep projects on target.

· CPM designation preferred.

This position is eligible to earn a base salary in the range of $122,000 - $149,000 annually depending on job-related factors such as level of experience.
