About the role

The purpose of this position is to lead individual, multi-disciplined real estate project solutions for clients, with direct accountability for project delivery.

Position is responsible for, but not limited to, delivery of capital projects under TELUS Corporate Real Estate in TELUS office admin facilities. These projects will include office tenant fit-out or tenant improvement (TI) projects and general real estate related building renovation and new development type construction projects including new builds and building extensions. The project manager would lead (MACs) moves, adds and changes as we work through TELUS’ future mode of operations and exit lease space and move into owned space.

Resource will support a portfolio of admin and network type projects in the region, so ability to multi-task, prioritize and successfully handle multiple projects simultaneously will be key. Acting as an “Owner’s Representative”, you will be responsible for achieving the highest of quality of customer service standards using the processes, technology and tools that are the hallmark of CBRE projects.   • You will often collaborate closely with the client as part of the process, and build a customized delivery solution, procuring the most suitable team, and managing the entire end to end process. Reporting to the Director of Project Management, you will be working in a dynamic team of project management professionals dedicated to the TELUS account.

What you’ll do

  • Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.

  • Manages multiple mid to large-sized sophisticated projects with a typical value between of $50,000 to $2m.

  • Leads all aspects of assigned projects using CBRE’s PMI-based software tool Kahua

  • Demonstrates capability to read, understand and apply standard to moderately sophisticated documents affecting projects, including: agreements/contracts, leases, work letters, project charters, surveys and drawings.

  • Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & achievements, quality control, and risk identification.

  • Identifies resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.

  • Facilitates project meetings. Implements project documentation governance aligned with company and Client requirements.

  • Performs site visits as the need arises for tendering and construction for review of the work and to resolve issues on site.

  • Ensure project data integrity and documentation is accurate, timely and coordinated.

  • Supervises progress of each project against goals, objectives, approved budgets, approved timelines.

  • Reports status and variances. Crafts action plans to meet objectives, budget and schedule.

  • Reporting project status weekly to your client as the need arises.

  • Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders.

  • Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.

  • Demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

  • Ensures health & safety and quality management requirements are met for projects delivered in the region.

  • Performs close-out activities related to project records and financial aspects of the project.

What you’ll need

  • Minimum of 4 years of related project management experience in a multi-discipline construction environment with demonstrated leadership of contractors, consultants and vendors

  • You must be client facing and a strong communicator, both verbally and in writing, and comfortable presenting to client and various team members.

  • Demonstrate strong financial competence to closely lead all aspects of the project’s budgets, including budget development, run budget refinement through Class D to estimates, on-demand and monthly spend tracking and variance reporting

  • Strong experience in the interpretation and administration of codes, legislative regulations, procurement policies and industry standards and laws relating to the delivery of construction projects.

  • Good knowledge of real estate development (municipal approvals, site selection, etc), workplace strategy, project planning, estimating, scheduling, interior and base building construction techniques, restaurant equipment, leasing and contract administration preferred.

  • Requires strong understanding of the Real Estate industry and how project management is key to the successful delivery of a project. Prior exposure to real estate leasing transactions, architectural or interior design processes, contracts and procurement, and the ability to read and comprehend design and construction drawings is an asset.

  • Prior experience with development processes on major projects including permit applications, land acquisitions, rezoning would be considered is an asset

  • Proficient digital literacy in such areas as Microsoft Office Suite and the ability to learn software quickly for CBRE’s project management information system, Kahua.

  • Valid Class ‘5’ B.C. driver’s license is mandatory and interest in traveling across the province required to deliver projects.

  • PMP certification strongly preferred and/or related certifications in architectural/engineering technology (e.g. P.Eng, B.Tech, etc)

  • LEED accreditation is helpful.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the position is $100,000 annually and the maximum salary for the position is $140,000 annually, based on experience and location. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
