The AWS AMER Data Center Supply Solutions Team is looking for a highly skilled Land Development Procurement Specialist to manage non-traditional procurement activities for real estate payments, including permits, regulatory fees, development fees and requirements.. This role involves analyzing contracts, processing payments, managing purchase orders, and coordinating with various internal and external stakeholders. The ideal candidate will have a background in procurement or real estate, with a deep understanding of payment processing, contract analysis, and document abstractions.

Key job responsibilities

• Oversee procurement activities related to land development, including payment management for permits, regulatory fees, development fees and requirements.

• Analyze contracts to identify payment obligations, timelines, and compliance requirements, ensuring alignment with procurement policies.

• Coordinate with finance, legal, and development teams to facilitate accurate and timely processing of payments.

• Manage the creation, approval, and tracking of purchase orders (POs) to support development-related expenditures.

• Review and abstract contract documents, extracting critical information for payment processing and tracking.

• Ensure compliance with procurement standards and regulatory requirements for land development activities.

• Liaise with external partners, such as government agencies, developers, and contractors, to resolve payment-related issues.

• Monitor payment workflows, identify discrepancies, and work with internal teams to resolve any variances.

• Maintain accurate records of payment activities and generate regular reports on payment status, outstanding obligations, and budget impact.

• Support process improvement initiatives to streamline procurement and payment workflows for land development projects.

Basic Qualifications

• Bachelor’s degree in Business, Real Estate, Supply Chain Management, or a related field.

• 3+ years of experience in procurement, real estate, or related areas, with a focus on payment processing, contract analysis, or land development.

• Strong understanding of procurement processes, including POs, payment workflows, and compliance requirements.

• Experience with contract review, document abstraction, and managing complex payment obligations.

• Excellent communication and negotiation skills to effectively work with internal and external stakeholders.

• Detail-oriented with strong organizational and analytical skills.

• Familiarity with procurement systems, payment management software, or real estate management platforms is a plus.

Preferred Qualifications

• Experience with land development projects or regulatory payment processes.

• Knowledge of real estate contract lifecycle management and lease abstraction tools.

• Familiarity with payment processing systems like Oracle or other financial management platforms.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $122,500/year in our lowest geographic market up to $202,600/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
