American Homes 4 Rent Senior Resident Manager in Seattle, Washington

As the Senior Resident Manager, you will guide a team of Resident Managers, each managing a portfolio of approximately 750 homes, along with other support roles. Your role is pivotal in ensuring the team executes the operational strategy set by the District Manager and achieves all goals related to resident operations.

Responsibilities:

  • Oversee resident relations and daily operations.

  • Manage, train, and coach team members, guiding them to reach their potential.

  • Review resumes, conduct interviews, and strategically hire new team members.

  • Deliver timely, professional responses to escalated resident issues.

  • Drive collection strategy to minimize evictions and reduce delinquency.

  • Maximize retention rate and rate growth through lease renewals.

  • Ensure proper move-out reconciliation processes are followed.

  • Drive the profitability of the assigned portfolio.

  • Handle special-case properties, including those with evictions, escalated customer service issues, disposition considerations, and potential legal issues.

    Requirements:

  • High School Diploma/GED required.

  • Bachelor’s degree preferred.

  • Minimum of three (3) years of experience in a management role, managing direct reports required.

  • Minimum of three (3) years of directly related experience in Property Operations, Real Estate, or Property Management preferred.

  • Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required.

  • Real Estate License and any permits/certifications required by state’s real estate commission to engage in property management.

  • Valid driver’s license required.

  • Experience with property management software a plus.

  • Strong relationship management and negotiation skills.

    In the states of Colorado, California, Illinois, and Washington, the anticipated pay range/scale for the position is $69,062 - $98,741 . Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

    Employees also have the opportunity to participate in medical, dental and vision insurance; flexible spending accounts and/or health savings accounts; dependent savings accounts; 401(k) with company matching contributions; employee stock purchase plan; and a tuition reimbursement program. The Company provides 9 paid holidays per year, and, upon hire, new employees will accrue paid time off (PTO) at a rate of 0.0577 hours of PTO per hour worked, up to a maximum of 120 hours per year.
