Job Purpose/Summary:

This role will be responsible corporate cafeterias, mail services, company store, amenity management, and oversight of the Tyson art collection including acquisition, cataloging, and tours. This position requires capabilities, experiences, and skills commensurate with collaborating with diverse group of team members and individual contributors, and interacting with, and influencing, peers across Tyson Foods. Additionally, this position is responsible for all aspects of portfolio management for Tyson Foods to include analyzing the risks and opportunities of real estate investments, selecting properties for investment portfolios, performing transactions on behalf of clients, and advising clients on their real estate investment strategies. The incumbent will also collaborate with other real estate professionals to assess the value and performance of properties. Knowledge and expertise in real estate and finance, as well as knowledge of local and regional property markets, are required.

Essential Duties and Responsibilities:

Collaborates with senior leadership in the formulation of strategies, policies, procedures, and budgets. Ensures strategies are translated into executable plans to achieve goals and meet business requirements.

This position creates the operating budget for the mail services, corporate cafeteria, and company store teams. Also engages in long-term capital planning to include oversight of expense and capital budgets.

This leader will also take part in planning and when required directs large dollar capital projects for building infrastructure projects including prioritization, budgeting, and allocation of resources.

This leader will serve as a program manager and support with the development, initiation, planning, budgeting, execution of one-time projects or long-term programs in support of Tyson Foods corporate strategy.

The position must be able to organize and prioritize multiple tasks effectively, manage through stressful situations and consistently make effective high-quality decisions. The position works with all levels of the company and is often a part of projects in other departments.

Accountable for day-to-day management oversight and attainment of strategic business objectives and operational goals.

This person needs to be highly effective in program management, create and follow project execution plans, work with teams to assign and oversee tasks and deliverables, ensure timeliness and budget of project delivery, track project performance, specifically in accordance with short- and long-term goals.

Manage relationships with team members involved in various projects as well as stakeholders at an executive level. Lead frequent check-ins with internal team meetings.

Work with city of Springdale on Tyson Foods and downtown Springdale alliance/board on Tyson Foods and the city of Springdale development plans.

The position will also oversee amenities management, this will include researching and bringing amenities to campus that may not currently exist, reviewing those that are available, and continuing to listen to team members and look at our campus from a holistic view to see what working wellness amenities could be added as well as convenience amenities are desired by our team members.

Identify assets and build the property management operating portfolio. Develop recommendations on improving sites, site appearances, negotiating subleases, carveouts, sales, terminations, and purchase options.

Support the pre-approval process for new as ets and collaborate with finance, project managers, and the corporate services team to create an agenda model.

Support real estate trips with leadership to evaluate new asset locations and opportunities.

Support lease renewals and property negotiations to improve Tyson\'s strategic position at each site through rent reductions, increased flexibility on remodels/brand changes, or contributions to capital/tenant improvements.

Manage all property management-related issues and work cross-functionally with other departments in real estate/corporate services.

Support third-party approvals for new or existing properties. Manage all required approvals with a focus on Authority Holding Jurisdiction (AHJ).

Communicate with adjacencies or third parties to resolve maintenance and other Common Area Maintenance (CAM) issues.

Address violations issued by AHJs.

Evaluate and respond to a wide range of third-party requests including easements, curb cuts, waivers of restrictive documents, condemnations, carveouts, dispositions, and license agreements.

Negotiate and present vacancies for lease, lease terminations, or sublease.
