Principal Duties and Responsibilities Task will include but not be limited to: Supervises and directs contractors and monitors the performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience Maintain lighting system bulbs and ballasts Operate all building systems and infrastructure within the facilities including: fire/life safety, chiller and associated pumps and related equipment, mechanical (HVAC, plumbing, controls) lighting and temperature controls systems Ability to analyze the operation of various systems, Laboratory equipment and machines; determine the cause of any problems/malfunctions and take corrective action as required Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations Respond effectively to all emergencies Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them Complies with all policies for the safe storage, usage, and disposal of hazardous materials Participate in ongoing technical, safety, and operational process training programs Documents work performance and materials procurement as directed, using work order system Other assigned operational tasks as may be typically expected of the Building Engineer role Record readings and make adjustments where necessary to assure proper operation of equipment. This requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required Performs preventive maintenance on all base building and critical system equipment which includes but is not limited to assembling all tools, supplies, and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting an immediate cleanup of the work area, completing the preventive task sheet, returning tools and unused supplies to storeroom, and reporting any equipment problems Work order management, including CMMS and Vendor Management. Understanding and complying with emergency escalation procedures. Perform additional job duties as required. Minimum Requirements: High school diploma or GED 4+ years of experience in building engineering with an emphasis on HVAC, Mechanical, and Electrical maintenance/troubleshooting/repair. Candidate must possess and maintain a valid state driver's license. Must have ability to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and written Strong customer service skills Experience using Microsoft Office (Word, Outlook, Excel, Teams) Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures A successful candidate must be self-motivated who can work independently or on a team Preferred Requirements: Corrigo Experience. Service Now Experience. Trained in NFPA70E. PHYSICAL WORK ABILITIES AND REQUIREMENTS: This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including: Walking large, campus-like settings. Lifting a minimum of 50 lbs. Navigating rooftops to access equipment. Using ladders up to 30 ft and working from heights. Ability to Climb a ladder with a 300-lb weight limit.
