Stony Brook University Maintenance Manager in Stony Brook, New York


Required Qualifications (as evidenced by an attached resume):
Bachelor's degree (foreign equivalent or higher). In lieu of a degree, four (4) years of full-time directly related experience, or a combination of higher education and experience totaling four (4) years may be considered. Three (3) years of full-time facilities experience directly related to building maintenance (i.e. roofing, masonry, carpentry, electrical, HVAC, and plumbing). Working knowledge of OSHA, JCAHO, DOH, NY uniform fire prevention, and building code. Must have, keep, and maintain the appropriate valid NYS Driver's License; have a motor vehicle record which is free from major violations or a pattern of repeat violations. Additional years (4+) of directly related experience related to building maintenance (i.e. roofing, masonry, carpentry, electrical, HVAC, and plumbing). Prior experience at a university or similar facility. Strong computer skills (Microsoft Office Suite and CMMS). Experience dealing with collective bargaining units. Experience supervising trade staff. New York State OFPC (Office of Fire Prevention and Control) Certified.
Brief Description of Duties:
The Maintenance Manager will be responsible for the management and overseeing of the Facilities Operations buildings, and trades personnel and trades contractors while working on projects in their day to day operations. Responsibilities also include related activities such as the development and management of personnel, material, work scheduling, labor reporting, and contracts. Excellent written and verbal communications skills are a must. Additional responsibilities include emergency response management and coordination of personnel, equipment, and materials in all emergency situations, during the regular workday and during all after-hours situations. The selected candidate will be responsible for the following:

  • Maintenance of University Campus Buildings:
    • Plan, organize and supervise the maintenance, repair, renovation and modification of university building interiors and exteriors, including, but not limited to, plumbing systems, electric systems, structural components, ceiling, wall, and floor finishes, roofing systems, window, door, and glass systems, masonry, building envelopes, and landscaping. Also responsible for emergency response in all critical situations, during the workday and after-hours.
  • Manage and Supervise Trades Staff:
    • Supervise both in-house trades personnel and contracted personnel on projects to ensure they are performed and completed in a professional and timely manner. Effectively manage staff and supervise employees in accordance with State and University policies. Plan work assignments, ensuring that all aspects of the assignment are provided, including work schedules, material, equipment, and workforce. This should be done within the available resources in order that assignments may be completed in the most efficient, economical, and timely manner possible. In addition, during the winter months, act as a backup to the University Snow Manager.
  • Building Inspections:
    • Complete regular and special inspections of all university buildings. Determine the need for work to be done on the physical facilities and recommend areas where improvements can be made. Document all inspections within the departments CMMS system and submit the requisite work orders.
  • Safety and Quality Controls:
    • Develop and implement safety and quality control measures. Ensure that health care regulations i.e., OSHA, JCAHO, DOH and fire codes (and other code regulations that may apply) are in place and all personnel are compliant. Assist with correcting all violations cited by OFPC.
  • Analyze Facility's Needs:
    • Analyze facilities' needs and recommend areas where improvements can be made. Assess service provided in order to ensure that Facilities Operations effectively supports the University, instructional, research and public service program. Identify and advocate for projects beyond available resources in order to provide continued improvement and growth of the University.
  • Other:
    • Other duties or projects as assigned as appropriate to rank and departmental mission.

Special Notes:
This is a full-time appointment. FLSA Exempt position, not eligible for the overtime provisions of the FLSA. Minimum salary threshold must be met to maintain FLSA exemption.In addition to the employee's base salary, this position is eligible for $3,087 UUP annual location pay, paid biweekly.Essential Position: This has been designated as an essential position based on the duties of the job and the functions performed. Positions that are designated as such may be required to report to work/remain at work even if classes are canceled, and the campus is working on limited operations in an emergency.
