JOB SUMMARY: This position will be responsible for working with internal and external partners in implementing and managing plan changes for all division communities. This role is responsible for communicating plan changes to Architecture, including changes for design, code compliance, spec level adjustments and various other needs. Will work closely with the Purchasing Department to value engineer the plans to reduce costs and increase profitability. On occasion, this role covers additional responsibilities such as estimating and/or the starts process pending specific division needs.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Plans Management:

  • Maintain and update all community plan and spec level lists, city requirement and code data, and ACC compliance

  • Manage the Plans Library by checking plans for errors and omissions

  • Coordinate with Architecture and Consultants to accurately manage all plan revisions

  • Work with department heads regarding plan designs and new options

  • Communicate plan changes daily to internal division departments for accuracy as it pertains to backlog, new Starts, and production homes

  • Work closely with Marketing to secure and maintain all updated marketing materials

Compliance with Plan Specifications:

  • Collect and analyze engineering documents: windstorm, city mastering, shear wall, and all other community specific needs to ensure smooth build process

  • Attend frame walks to confirm compliance with plans and specifications

  • Participate in Architecture and Plan Review Meetings with Construction and Studio

  • Assist Operations with Model Home Complex and Sales Office submittals (coordinate with Architecture & Consultants)

  • Visit communities and provide solutions to field issues with assistance from architecture, all internal departments, and external consultants and trade partners

Purchasing:

  • Act as the division's construction technical expert and work with the Purchasing Department to reduce direct costs through value engineering

  • Act as the division's Share Point, OCE Plan Center, HB1, BOM pricing administrator and ensure smooth purchasing processes in connection with new plan management

Relationship Building

  • Internal

  • Purchasing (daily): communicate work progress and any outstanding issues

  • Studio (daily): communicate work progress and any outstanding issues with new and active communities

  • Construction (daily): provide support for all issues relating to new plans, take-offs, and subcontractor's contracts

  • Architecture (weekly): communicate issues and drive completion of outstanding plan changes

  • External

  • Subcontractors/Trade Partners (daily): provide support regarding questions or concerns with contracts, starts, options, and new plans and take-offs

  • Government Municipalities (weekly or when needed): provide relevant information regarding new plan designs when needed

Starts/Estimating (if applicable)

  • Oversee and coordinate starts process including permits, plots plans, ACC approvals and loan approvals

  • Provide management oversight by driving the starts and cycle time process. Ensure the Starts Team executes the minimum starts goal on a daily basis

  • Manage Starts Coordinators to ensure cohesiveness of information pertaining to the overall division goals

  • Manage and oversee municipality specific requirements and guidelines

  • Analyze and perform estimating needs providing detail updates of progress, and opportunities for direct cost reduction to Purchasing

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education:

  • High School Education required

  • Associates or Bachelor's degree preferred in Accounting, Construction Management, Business Management or other relevant discipline

Experience:

  • 3 years of Construction product & process knowledge required, preferably in the residential homebuilding industry

  • 2 years of Purchasing, Contracting and/or Estimating required, preferably in the residential homebuilding industry

  • Prior experience managing direct reports a plus

Knowledge, Skills & Abilities:

  • Self-motivated and able to work in a collectively responsible team environment

  • Ability to stay organized and manages priorities in an efficient manner.

  • Possess strong negotiation skills and experience

  • Proficient in using MS Word, MS Excel, MS Outlook {mandatory}, AS/400 experience preferred

  • Exceptional communication skills necessary, both written and verbal; detail oriented with good follow-up and follow-thru skills

  • Good people and problem solving skills required
