Welltower Inc. Assistant Manager, Lease Accounting in Toledo, Ohio

 

SUMMARY

The Assistant Manager, Lease Accounting role at Welltower will be responsible for ensuring compliance with GAAP revenue recognition and lease accounting standards. In this role, you will lead and develop a team of up to five accountants, providing guidance and expertise across all lease-related activities. Key responsibilities include reviewing lease master abstracts, rent increases, bad debt expense, and lease classification tests. You will also manage account reconciliations, revenue variances, and ensure accurate reporting for quarterly financial disclosures.

KEY RESPONSIBILITIES

- - Ensure compliance with all revenue recognition and lease accounting guidance in accordance with GAAP

``` - - Develop and coach a team of up to five accountants

``` - - Review lease master abstracts for all changes made to the recurring billing tables

```{=html}

``` - - Review calculation of rent increasers based on language defined in the lease agreement

```{=html}

``` - - Read and understand lease agreements, settlement agreements, and other legal documents

```{=html}

``` - - Review bad debt expense and allowance account reconciliation and adjustments

```{=html}

``` - - Review all account reconciliations prepared by the team

```{=html}

``` - - Review lease classification tests to determine proper accounting treatment for new and amended receivable and payable leases

``` - - Review lease activity tracker on a monthly basis

```{=html}

``` - - Review and provide to reporting team all quarterly reporting disclosures for Supplement and 10Q/K reporting

``` - - Review variances in revenue on a monthly basis

```{=html}

``` - - Communicate with investment team on all upcoming acquisitions, dispositions, transfers, etc. to ensure rent is recorded appropriately

``` - - Manage accounting projects and work with other departments on company-wide initiatives

``` - - Facilitate all audit requests regarding leases from internal and external auditors

```{=html}

``` - - Identify areas of process improvement to create more effective and automated processes, and lead the implementation of improvements

``` - - Provide documentation for all SOX requirements

```{=html}

``` - - Perform other duties as required

MINIMUM REQUIREMENTS

- - Bachelors degree in accounting is required

``` - - At least seven (7) years of relevant corporate and/or public accounting experience

``` - - Proven analytical and quantitative skills

``` - - Advanced Microsoft Excel skills

```{=html}

``` - - A working knowledge of US GAAP

``` - - Ability to manage multiple deadlines simultaneously in a fast-paced environment

``` - - Attention to detail and ability to multi-task

``` - - Excellent interpersonal and communication skills

ADDITIONAL ELIGIBILITY REQUIREMENTS

CPA certification is preferred.

Applicants must be able to pass a pre-employment drug screen.
