  • Oversee and lead all aspects of facilities maintenance for Tulsa Maintenance Base and offsite locations. Manages planning efforts, including project forecasting, budgeting, operations, service contracts, space management, safety and compliance under the guidance of the Managing Director, Tech Ops

  • The role is a part of the Facilities Maintenance team within our Technical Operations group.

What you'll do

  • Monitor and prioritize projects to ensure that all essential support systems are functional

  • Act as the company subject matter expert on all building support systems including Fire Suppression, Pre-Conditioned Air, kVAs, etc. on-call 24/7/365

  • Project expenditures of repairs over short-, medium- and long-term occupancy of premises

  • Develop and identify project timelines, goals and accepts escalation of technical problems from key stakeholders

  • Build annual capital and management plans for each facility

  • Manage the Request For Proposal (RFP) process and negotiate new and existing vendor maintenance service contracts

  • Partner with Corporate Real Estate, Finance, Local Airport Authorities and station management to share information and collaborate on projects/initiatives, develop standards/procedures and maintain consistencies

  • Identify and achieve cost savings and increased efficiency opportunities through maximized utilization of suppliers

  • Apply (PM) Preventative Maintenance schedules and ensure FM team documents work and assets they are accountable to maintain. Oversees schedules, tracks maintenance and keeps historical records of work performed including parts, materials and labor costs

  • Develop annual expense plan and monitor the budget

  • Support the deployment of learning programs including the creation of curricula and training assignments

  • Lead development of timely investigative and corrective actions, proper reporting of violations or potential violations to keep management informed of the operation and progress of compliance efforts

  • Work closely with labor and labor organizations according to current Joint Collective Bargaining Agreement (JCBA)

  • Support Diversity, Equality and Inclusion (DEI) goals and objectives

  • Lead management staff to ensure that the team members skills are utilized to the highest degree possible.

  • Provides Supervisors regular feedback on their performance and develops the management team to create a strong leadership pipeline.

  • Ability to effectively handle shifting priorities within a fast-paced, dynamic work environment

  • Other duties as assigned

All you'll need for success

Minimum Qualifications- Education & Prior Job Experience

  • Undergraduate degree or Master's degree in business management field or equivalent experience/training

  • 7+ years of relevant experience

  • Excellent technical/building systems understanding

  • Strong leadership capabilities, with effective team management skills

  • Must be able to secure appropriate airport authority and/or US Customs security badges

  • Must be authorized to work in the U.S.

  • Ability to learn various maintenance management software systems

  • Must be willing and able to travel within the US

Preferred Qualifications- Education & Prior Job Experience

  • Prior experience in building maintenance management or related field

  • Strong knowledge of facilities maintenance and general repairs

  • Proven success with developing and implementing routine maintenance and emergency response programs

Skills, Licenses & Certifications

  • Excellent verbal and written communication skills, with ability to effectively interact with employees at all levels within the organization, as well as with external contacts (e.g., vendors)

  • Ability to effectively delegate work assignments

  • Expert with Microsoft Office software

  • Strong organization abilities
