Overview

Tanaq Government Services (TGS) provides facilities Operations & Maintenance (O&M) services to Federal customers. Services provided include complete building maintenance and operations on large complex individual buildings as well as multiple buildings on large campus type environments including military installations. TGS is a subsidiary of the St. George Tanaq Corporation, an Alaskan Native Corporation (ANC) committed to serving Federal customers while also giving back to the Tanaq native community and shareholders.

About the Role

The Project Manager is responsible for successfully overseeing and managing custodial services at various sites at the Orville and Wilbur Wright Federal Buildings in Washington, DC. The selected candidate will lead operational and administrative activities while maintaining effective cost control measures. This will include interfacing with customers, organizing and assigning work, establishing processes and procedures, and ensuring that safety and quality programs are followed. This position will plan and manage staff activities, recruiting, safety, productivity, and quality of operations. The ideal candidate will have comprehensive knowledge of effective management techniques, safety/environmental and building code requirements, and janitorial services.

This is a fully onsite position that will report to the Orville and Wilbur Wright Federal Buildings in Washington, D.C. and will require the selected candidate to be on call 24/7/365.

Responsibilities

  • Manage personnel in operational and cleaning functions with building systems, showcasing a strong capacity for positive customer relations.

  • Ensure that services are provided cost efficiently and within the terms of contracts.

  • Oversee department and contract budgets, and supply and equipment purchasing.

  • Identify opportunities to increase revenue by providing additional or periodic services to the client

  • Utilize the Maximo NCMMS system for work orders, review service calls and inspection reports. Resolve any problems with services in a timely manner.

  • Establish and maintain strong client relationships.

  • Oversee the quality control program. Submit Quality Control reports monthly, including performance metric data and Key Performance Indicators (KPI) that will enable real-time tracking of project performance and compliance with contractual requirements.

  • Responsible for quickly resolving findings from Quality Control Investigations and reporting those to leadership and client. Recurring issues will be reviewed by the Project Manager and the Program Manager to uncover the best method for Preventive Action. Preventive Action Progress will be monitored monthly to ensure long-term effectiveness.

  • Perform daily quality control inspections to ensure standards are met or exceeded and verifying facilities are clean and free of safety hazards.

  • Identify areas of opportunity and lead the team in implementing process changes positively.

  • Promote a strong safety culture and ensure a safe work environment.

  • Recruit (in collaboration with TGS Human Resources), manage, and lead a team of professional employees and supervisors, with a focus on continuous improvement.

  • Motivate and develop the team while supporting organizational change.

  • Coordinate special events, direct and manage supervisors and staff in performing a variety of cleaning and maintenance duties to ensure that facilities remain clean and free of safety hazards.

  • Adapt departmental plans and priorities to overcome operational challenges.

  • Supervise the custodial team and schedule the teams in such a manner as to cover all contract requirements while simultaneously upholding all safety and quality standards.

  • Conduct and participate in regular staff, leadership, committee, and offsite meetings.

  • Conduct time studies to optimize operational tasks, schedules, and staff allocation.

  • Fill in for supervisor and leads in their absence.

  • Ensure work assignments and schedules meet department, facility, and contractual needs; plan, develop, and assign work schedules to meet service delivery expectations.

  • Drive performance management and ensure competent, motivated staff through hiring, conducting reviews, setting clear job expectations, providing training, coaching and directing staff, conducting performance reviews, and implementing disciplinary action when necessary in collaboration with TGS Human Resources.

  • Prepare and submit a variety of reoccurring reports, business correspondence, agendas, presentation materials, and certificates.

  • Maintain compliance with all labor laws and CBA agreements.

  • Perform other duties and work on special projects as assigned and as needed.

Requirements

Required Experience and Skills

  • Minimum of 10 years of experience managing personnel in operational and cleaning functions with building systems, specifically in custodial duties and customer services.

  • Knowledge of custodial practices, contract and staff management, and the ability to organize and manage staff at multiple locations.

  • Experience collaborating with Human Resources and demonstrated management skills to hire qualified employees, provide for their professional development, effectively administer performance management and disciplinary processes, and appropriately address employee relations.

  • Knowledge of planning, purchasing, and project management.

  • Knowledge of specialized departmental equipment, including those used in janitorial services.

  • Experience in adjusting work schedules as needed to support operations.

  • Computer literacy, including skills to operate word processing, spreadsheet, Internet, and presentation software applications.

  • Experience using Maximo NCMMS system highly desired.

  • Solid business acumen and basic accounting principles.

  • Working knowledge of OSHA safety standards and regulations.

  • Ability to build strong relationships across all levels of the organization.

  • Passion for excellence with a track record of accountability, collaboration, and integrity.

  • Strong interpersonal skills, including the ability to develop productive business relationships and influence and educate key internal clients.

  • Effective leadership skills with the ability to lead a staff of direct reports.

  • Strong interpersonal skills, including the ability to develop productive business relationships and influence and educate key internal clients.

  • Have a clear background and ability to pass background checks/screening.

  • Valid driver’s license and clean driving record.

  • Must be legally authorized to work in the United States without the need for employer sponsorship, now or at any time in the future.

Education and Training Required

  • Bachelor’s degree in relevant field; or a comparable combination of education, training, and work experience.

  • Ability to complete and pass the Cleaning Management Institute (CMI) Basic Custodial Technician certification within the first 30 days of employment, if required.

  • Ability to complete and obtain the CMI Advanced Custodial Technician Certification within the first 6 months of employment, if required.

Work Environment

Work is performed half of the time in an office/shop environment. The remainder of the work is performed on job sites. Employees may be required to work in excess of 8 hours in a day and 40 hours per week. The person in this role will be on call 24/7/365.

Pay Range

The projected annual salary range for this position is $115,000/Yr. - $130,000/Yr. USD. Multiple factors are considered in determining final pay for a position, including, but not limited to, the candidate’s relevant work experience, skills, education, certifications, and competencies that align with the specified role, geographic location, as well as business considerations and contract provisions regarding labor categories that are specific to the position.
