COLLIN COUNTY COMMUNITY Maintenance Planner in Wylie, Texas

We are searching for candidates that meet the required qualifications and experience and are able to perform the essential duties and responsibilities.

Job Summary:

Ensure the optimal learning and teaching environment for our students, faculty, and staff. by optimizing Collin Colleges preventive and predictive maintenance programs. Preserve college assets, maximize reliability, reduce unscheduled disruptions and failures, and maximize the efficiency of both equipment and staffing.

Required Qualifications:

Essential Duties and Responsibilities

  • Consistently update and maintain Collins equipment/asset inventory list.
  • Work closely with the Computerized Maintenance Management System (CMMS) Manager to ensure the list is accurate in the CMMS, and that the PMs reflect the current assets/equipment list.
  • Remain up to date on manufacturers maintenance recommendations, industry maintenance standards, and regulatory requirements for the college's preventive and predictive maintenance programs.
  • Work closely with the staff members, CMMS manager, Preventative Maintenance (PM) Manager, zone manager, grounds manager, director of facility support services and the executive director of facilities on a regular basis.
  • Plan and schedule preventive and predictive maintenance activities in a manner that is consistent across the district and achievable within any given day, week, month, quarter, and/or year.
  • Ensure all preventive and predictive maintenance activities are planned for times that avoid interruptions or disruptions to the learning environment.
  • Create and implement tasks/check list for each preventive and predictive maintenance work orders.
  • As part of the quality assurance responsibilities to the Preventive and Predictive Maintenance Program, a periodic (5%-10%) systematic in-person review of the completed work orders will be a regular responsibility of the MPS.
  • Regular data collection for work quality, and future maintenance activities will be required on a consistent basis.
  • Analyze data to include equipment run times, failure rates, efficiency, costs, labor, and other data and trends.
  • Ensure correct parts and supplies are listed on each PM. This may include belt size, capacitor specs, air filter size and count, and other normal PM parts and supplies.
  • Regular onsite visits to all campuses will be required for the reasons listed above, and other potential issues as they arise.
  • Will receive delegated authority from the manager for a variety of responsibilities at different times for person(s) responsible for preventive maintenance.

  • Mechanical, HVAC, electrical, plumbing, electronics, and basic construction knowledge
  • Basic CMMS understanding
  • Basic understanding of regulations and standards applicable to the facilities management industry
  • Strong time-management skills
  • Strong organization skills
  • Strong attention to detail
  • Microsoft Office skills (Word, Excel, PowerPoint, Outlook)
  • Skilled in creating spreadsheets, checklists, and report generation
  • Ability to coach others in proper techniques in a positive manner
  • Ability to lift 50 lbs. above head as needed
  • Ability to carry all types of equipment to include ladders, tools, test equipment, and other types of devices and items
  • Ability to climb into and out of tight spaces
  • Ability to work in confined spaces, and elevated spaces in all types of environments

Physical Demands, Working Conditions and Physical Effort Med um Work - Exerting up to 50 pounds of force occasionally, up to 20 pounds of force frequently, and/or up to 20 pounds of force constantly having to move objects. Positions in this class typically include talking, hearing, seeing, grasping, standing, walking and repetitive motions, stooping, kneeling, crouching, and reaching, climbing and balancing, plus pushing, pulling and lifting. Incumbents may be subjected to moving mechanical parts, odors, dusts, poor ventilation, chemicals, oils, extreme temperatures, inadequate lighting and intense noises, gases and workspace restrictions. In addition, incumbents may be subjected to vibrations, chemicals and oils. Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Frequent physical effort required.

Requirements Associate degree in HVAC, Engineering, Electrical, Process Management, Business Management, Logistics discipline, or other closely related field from an accredited institution and a minimum of 3 years of experience in one or more of the trades or construction.

Without an Associate degree, seven (7) years experience with a Masters trade license, or (10) ten years experience with a journeymans license.
